Description

We are excited to showcase this charming three-bedroom end-of-terrace Victorian home, ideally situated between Walthamstow Central, Lloyd Park, Blackhorse Road, and St James Street. This prime location offers convenient access to various parts of London, including the West End, The City, and Canary Wharf, while Walpole Road itself remains a tranquil residential area, with great local schools including Stoneydown & St Patricks primary and Willowfield High schools all within a short walk. Which strikes a perfect balance between lively city energy and serene living. With planning permission already granted for a ground floor wraparound rear extension and the potential to expand the top floor, this property presents a fantastic opportunity.

Stepping inside, you’ll immediately appreciate the character of this Victorian home. The living room features a bay window that floods the space with natural light, while the dining room at the back is perfect for entertaining guests. Adjacent to the dining area, the kitchen overlooks a well-kept garden, making it an inviting spot to whip up your favorite meals.

On the first floor, you’ll find two spacious double bedrooms along with a generous four-piece bathroom suite, which is approximately 90 square feet. A separate study on this level offers an ideal workspace for remote work or a quiet area for children to focus on their studies. The first-floor landing also leads to the staircase that takes you to the main bedroom on the top floor, which has potential for extension, similar to what neighbouring properties have achieved, subject to planning permission.

The outdoor space adds to the appeal, with side access from the front garden leading to the rear garden, which measures around 60 feet. This garden features a patio area, a lawn, and various flower and shrub borders, along with a large shed that could be transformed into a delightful garden room or gym.

Walpole Road, located in the vibrant center of Walthamstow, is a welcoming neighborhood that seamlessly combines historic charm with the energy of a diverse London community. Residents benefit from excellent transport links, with Walthamstow Central and Blackhorse Road stations nearby, providing quick access to central London via the Overground and Victoria Line, along with various bus routes. Daily shopping is convenient, with supermarkets like Tesco, Sainsbury’s, and Farm Foods within walking distance, while the renowned Walthamstow Market—Europe’s longest outdoor market—offers fresh produce and an array of street food. The local dining scene is lively, featuring favorites like Turtle Bay and CRATE. For those who appreciate green spaces and cultural attractions, Lloyd Park and the historic Walthamstow Village boast charming cottages, cozy cafés, and the famous William Morris Gallery.

Here is a message from the owners:

"This has been for us a great location with great neighbours and local community – a warm non-intrusive WhatsApp group is ready to welcome you for local advice and support if that’s your thing.
The precious Walthamstow Wetlands and Marshes are close by and have provided us with plenty of outdoor life. The round the corner ‘Beer Mile’ and Big Penny Social have added a wonderful vibe to this unique and well-connected area. The close access to the Victoria Line has been a real benefit of living here.
We have been able to walk to excellent restaurants, coffee shops and artisan bakeries or have a night out at the local Forest Cinema or Soho Theatre. There’s a proper Sainos around the corner. And Stratford and all it offers is a short train ride away.
Our house is located on a quiet ‘post rat-run’ street and is a rare house with that hard-to-find side access leading to a wider than average garden for the area. The garden has allowed us to host celebrations and barbeques galore, and the side access has been a dream - welcoming visitors by the dozens as well as the everyday life of muddy bikes, boots and a lovely pooch. We couldn’t live without one now.
We are sad to go but glad to take on our next adventure."
