Description

Situation & Location Believed to have been built for the local farm manager in the early 1960's, this quaint detached two-bedroom bungalow is nestled away in the Honington countryside. The property is in a unique location set well back from the road, standing on a generous plot that extends to approximately 0.70 Acres (subject to survey). The house enjoys lovely edge-to-edge countryside views over the adjacent fields and farmland and features traditional cavity brick construction under a tiled roof.

The bungalow, situated in an idyllic location with convenient access to Bury St Edmunds, has been updated over the years and benefits from oil fired central heating and majority of the windows having been replaced with UPVC double glazing. It benefits from a separate garage with two brick-built utility rooms behind all with power. The property is now in need of some updating and modernisation - offering a superb opportunity for a buyer to put their own stamp of individuality on the property be that via some redecoration, remodelling or extending to create a bespoke family home suited to one's own style and requirements.

Planning consent was granted on the 13th October 2023 to demolish the existing dwelling and construct a new detached bungalow with garage. This also offers a fantastic opportunity for those potential buyers wishing to build their own home in such a unique location with planning consent already granted. For more information go to the West Suffolk County Council Planning portal and enter the following; Ref No:DC/23/0881/FUL.

Whether you are looking for a home to renovate, extend or even if you are seeking a self-build, Saracens rest offers so many opportunities and early viewings are recommended.

Honington lies on the River Black Bourn, about eight miles from Bury St Edmunds and six miles from Thetford. Much of the surrounding farmland belongs to the estate of the Duke of Grafton. Honington was the birthplace of the poet Robert Bloomfield.

The village is bordered to the north-east by Sapiston, to the north-west by Fakenham Magna, to the north by Euston, to the east by Bardwell, to the south-west by Troston, and to the south by Ixworth Thorpe. The existence of the village is recorded in the Domesday Book. The village is also known for its RAF station, RAF Honington. In 1994 flying operations stopped and the Honington Air Traffic Control Zone ceased to exist in preparation for Honington becoming the depot of the RAF Regiment.

Historic Bury St Edmunds is a thriving market town, and offers a wide range of educational, recreational and shopping facilities. Honington also has its own amenities including a church, primary school and pub, whilst the neighbouring village of Ixworth offers a doctor's surgery, schools, village shop, hairdressers, café and post office.
