Description
Brickworks Says - The Blue House is tucked away on a quiet backstreet, just off Northdown Road. Despite its urban location, it feels like a countryside cottage as you follow the garden path and step through the blue (of course) front door.
On the ground floor, there are two reception rooms: one for dining and the other for relaxing. Both rooms connect visually to the walled garden at the front, bringing light and a sense of calm. This level also features a laundry room and a versatile en-suite bedroom, which could double as a home office.
Stepping down to the lower ground floor, the mood shifts. The kitchen feels like a world of its own—a space where creativity flows as easily as conversation. Copper pots hang from the ceiling, a central island anchors the room, and a double range cooker sets the stage for culinary adventures. The open staircase leading to the dining area only adds to the kitchen's alluring, theatrical quality. The first floor has four bedrooms, two of which have en-suite bathrooms, providing flexibility and comfort for family or friends. As elsewhere, the decor and atmosphere are bold and considered.
Booth Place is a peaceful backroad in Cliftonville, with an eclectic mix of architectural styles, from modern builds to period gems. It's a pocket of Margate bubbling with potential, where plots and garages await new visions.
Everything Margate has to offer is within easy reach—whether it's the coffee and vinyl at Cliff's, the curated finds at RRS Scott Furniture Mart, or a drink at The George & Heart. The area is a treasure trove with nearby galleries like Quench, Lovelys, and Well Projects. And, of course, there's the intrigue of Margate Caves and the enchanting Shell Grotto to explore.
The Owners Say - We fell in love with the house as soon as we saw it. It truly suited our family's needs: the proximity to the beach and the fact that it's totally secluded from the main roads, so there is no traffic noise or pedestrians. There is also secure, off-street parking. The attached garage is large enough to accommodate several cars and a motorbike collection.
Working in the hospitality industry, the Blue House has been a wonderful respite from the city. As soon as you enter the house, there's an immediate feeling of calm and homeliness. We spend most of our time in the kitchen, around the farmhouse table, where hosting dinner with friends and family is an occupational pastime! In the summer, we take advantage of our sun-trap garden, which is perfect for lounging and BBQs, becoming an extension of the home.
The vibrancy of Cliftonville is something we cherish. It has coffee shops and cafés that rival most places and a rare sense of community.
Points To Consider - Energy Performance Certificate (EPC):
Current Energy Rating D. Potential Energy Rating C.
Council Tax:
The property falls into Band D (£2,231.31 in 2024/25), and the local authority is Thanet.
Utilities:
The monthly costs are approximately £76 for Gas, £100 for electricity, and £80 for water. These figures naturally change seasonally.
Recent work:
The current owner has created and built 2 new bedrooms and 2 new bathrooms.
Getting around:
Several bus stops nearby, including the Loop and No. 8, provide easy access to various parts of Margate and surrounding areas. Margate Railway Station is approximately 0.7 miles from the property. From here, regular services run to London, including high-speed trains to London St Pancras International (and other destinations too, of course).
Margate is accessible via the M2 and M20 motorways, opening links to London and other regions by car.
Onward plans:
The house is being sold chain-free. The owner's chicks have flown the nest, and they no longer work in London, so they are looking to relocate abroad.
