Description

Captivating and pleasing at every turn, there is much to love about this five-bedroom home in the 'Harringay Gardens'.

Brickworks Says - Everywhere you look in this home, there is something to delight in. Given a complete upgrade by the current owners, the house has been restored and extended with meticulous attention to detail.

Everything has been carefully considered and crafted, from the parquet flooring and cast-iron fireplace to the decorative door handles and bespoke joinery. Nowhere is this more evident than in the light-filled kitchen, where the hand-built cabinetry, including the wood-slatted island, double fridge space, and pantry cupboard, make it a true one-off.

Five good-sized bedrooms provide flexible spaces for growing families, guests or home offices. Each has been exquisitely decorated. We love the sumptuous main bedroom, with its deep blue walls and panelling that feel calming, but all have something about them––there isn't a box room in sight. The big, south-facing garden feels just as it should in keeping with the house, with thoughtful seating, raised beds and even a place for bugs to make a home.

Kimberley Gardens is a wonderful spot. Minutes on foot from bustling Green Lanes, with its mix of shops, cafés and an unrivalled selection of Turkish restaurants, yet the street is quiet with little passing traffic. On your day off, spend time brunching at The Dusty Knuckle Harringay, sinking a pint at The Salisbury, and dancing the night away at Jam In The Jar. Need to blow away the cobwebs? Grab a coffee from Beans&Barley and fresh baklava at Yasir Halim and head to nearby Chestnut Park.

The Owners Say - Kimberley Gardens has been a brilliant house for us. We all love sitting in the sociable, sunny kitchen, especially with the doors wide open in summer. The south-facing garden, which is particularly beautiful in the spring, is so quiet despite how close we are to such a buzzy high street.

The neighbourhood is lovely, too, with a number of resident activities throughout the year, good schools, and a strong sense of community. We are also very well connected, so nothing feels far away. We can easily get to friends, work, and local facilities.

Points To Consider - Energy Performance Certificate (EPC):
Current Energy Rating C. Potential Energy Rating B.

Council Tax:
The property falls into Band D (£2,107 in 2023/24) in the borough of Haringey.

Utilities:
Average monthly costs are approximately £45 for electricity, £65 for gas, and £40 for water. These figures naturally change seasonally.

Recent work:
The current owners have added a side return with a new kitchen and extended into the loft. The house has new wiring, plumbing and wall insulation, plus under-floor heating in the entire kitchen area and downstairs WC. The gardens have been landscaped.

Getting around:
Wherever you're going, there are options. Nearby Harringay Green Lanes or Harringay Station (only a little farther), open up the Underground network, while Manor House and Turnpike Lane can take you into town on the Piccadilly Line. Multiple bus routes pass along Green Lanes, including the 341 that runs to Waterloo.

Schools:
South Harringay Primary and Chestnuts Primary are very well-regarded, and you are moments to Woodlands Park Nursery.

Onward plans:
The current owners are moving out of London and actively looking for their next home.
