Description

There's a whole heap of character crammed into this two-bedroom Victorian that sits within a coveted corner of Finsbury Park

Brickworks Says - Sitting within the Brownswood Conservation Area marks the neighbourhood out as an area of special architectural or historic interest, so it's no wonder this flat is steeped in Victorian appeal. Stepping in, you're immediately aware of the pleasing proportions. The deep blue hallway with stairs leading up to the living spaces above not only creates a spot for coats and shoes but also creates a sense of arrival.

The L-shaped living space provides distinct areas for cooking or kicking back while remaining connected. Natural wood adds character and is peppered throughout, from the walnut kitchen worktop to the original pine floorboards, and there is the benefit of custom-built alcove storage, continuing the period feel and keeping everything neat. The main bedroom optimises space with a cavernous, floor-to-ceiling wardrobe, and the rich blue colour scheme creates an intimate feel. We love the second bedroom's quirky angles, and it's still large enough for a double bed. But for us, the bathroom, with its roll-top bath, gets our vote as the number one spot. We particularly like the contrast between the emerald green glazed tiles and the black and white geometric floor tiles. It's an inviting and opulent sanctuary.

Wilberforce Road is a magical spot. Not only do you have Finsbury Park and a bounty of local amenities on your doorstep, but you're also a hop, skip and jump from Clissold Park. There are many stop-offs along the way, whether you fancy a coffee at Finks Salt and Sweet or something stronger at the Bank of Friendship. Of course, it's not just eating and drinking on offer. You have two parks nearby, both North London institutions, but the local gem Parklands Walk is also waiting to be discovered or head to nearby West Reservoir for a dip outdoors.

The Owners Say - We have absolutely adored living in our flat, and it will always have a very special place in our hearts. Wilberforce Road is such a friendly street, and it's amazingly tranquil for such a central location.

The flat is filled with light and just has such a lovely feel; we'll miss it enormously. The neighbourhood couldn't be better, with incredible restaurants, pubs, and cafes in every direction and the gorgeous green spaces of Clissold Park and Finsbury Park a stone's throw away.

Points To Consider - Energy Performance Certificate (EPC):
Current Energy Rating C. Potential Energy Rating C.

Council Tax:
The property falls into Band C (£1,668 in 2024/25) in the borough of Hackney.

Utilities:
Current monthly costs are approximately £50 for electricity, £43 for gas, and £44 for water. These figures naturally change seasonally.

Neighbours:
In the building, there are 3 flats in total.

Tenure:
Leasehold (112 years left).

Service charge:
None, but the building’s insurance is split between the three flats, which works out to approximately £550 per flat each year. Upkeep/Repairs, etc., are managed between the three owners and paid for as and when required.

Ground rent:
£250 per year.

Recent work:
The current owners have installed a new bathroom and replaced the sash windows.

Getting around:
You couldn't get much closer to Finsbury Park. Arguably the best-connected transport hub in North London, the Piccadilly and Victoria lines can whisk you into town in minutes or go directly to Gatwick, Heathrow and Brighton on National Rail. And if that isn't enough, a walk in the opposite direction will take you to the Stoke Newington Rail Station, where the Overground connects, opening up new ways to explore the city.

Onward plans:
The owners are upsizing and are actively looking.

Anything else:
Although the loft space is not 'owned' by the flat, it is solely accessible and entirely usable. A couple of years ago, the current owners enquired how much buying the loft space from the freeholder would cost and were quoted a fee of £20k. The loft is a huge space—boarded and with an access ladder—incredibly useful for storage as it is, but it also opens up the possibility for conversation in the future.

The Legal Bit - While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.
