Description

Down a welcoming street just off Harringay Green Lanes, this handsome Victorian house set over three floors has been reshaped for modern living.

Brickworks Says - Finding a home that can grow gracefully alongside a family (whatever shape or form) is no easy feat. But this house has managed to do just that, with an abundance of colour, style, and love.

It's a model of personality and practicality, all in service of the everyday essentials. At the heart of the house is the open kitchen and living area. The generous space draws you in and instantly puts you at ease, with room for cooking, eating, and relaxing. Should you need some quiet time, the front parlour fits the bill with its large bay window and built-in bookshelves. It's equally adept as a den for kids or a sanctuary for adults.

The harmony between the family-friendly and the private is part of what makes this house so welcoming. Pushed to name a favourite room, we would plump for the main bedroom/bathroom at the top of the house, which is part of the renovated loft––a cleverly designed roost under the eaves; somewhere to relax and unwind.

A short walk to Turnpike Lane tube and Hornsey overground station, this house is ideally situated for work and play. Chestnuts Park and the ever-growing number of shops and eateries along historic Green Lanes are all nearby, and so is one of the area's best locals: The Salisbury.

The Owners Say - We've loved being part of such a vibrant and up-and-coming part of London. The traditional community balances well with new energy and young professional families––it feels really exciting.

We love the energy the schools bring to the local area, and we are spoiled with as many green spaces and direct links to transport as we are by Turkish food!

Points To Consider - Energy Performance Certificate (EPC):
Current Energy Rating D. Potential Energy Rating C.

Council Tax:
The property falls into Band E (£2,435.06 in 2023/24) in the borough of Haringey.

Utilities:
Current monthly costs are approx: Electricity £40, Gas £60 and Water £72. These figures naturally change seasonally during the year.

Recent work:
The house was in excellent condition when bought, so the current owners have only made cosmetic updates. They have done work in the garden though, including landscaping, laying a new lawn, installing planters and rear fencing.

Getting around:
You are within walking distance of Turnpike Lane and Finsbury Park (Victoria and Piccadilly lines). Mainline trains from Harringay go directly to Moorgate. Overground services run from Harringay Green Lanes, travelling east to Stratford and west to Gospel Oak and beyond. Various buses run along Green Lanes, including 141, 341, and 29, which take you directly to East London, London Bridge, Waterloo, or Soho.

Anything else:
Green Lanes is renowned for its Turkish food. If there is a better strip in London for kebabs, grills, and pida, we have yet to find it. But there are also a growing number of different culinary options (and have been for years). Our favourites include Dusty Knuckle, Brouhaha, and The Salisbury, but there are many more.

Onward plans:
The owners are moving to LA for work, so they are selling chain-free.

The Legal Bit - While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.
