Description

Packed with colour and thoughtful design, this creative four-bedroom terrace in Stoke Newington mixes old and new with confidence and style.

Brickworks Says - Located at the meeting point of Dalston and Stoke Newington, this beautiful home inspires and delights as soon as you set your eyes on its pastel blue facade and pink front door. What's clever is the way an artistic, modern colour scheme (gold ceiling, hello!) has been used in harmony with the beautiful Victorian features, such as stripped wooden floors, original fireplaces and coving.

The double living room is divided by an ornate arch and linked by bookcases painted in the same blue as the wall behind. The current setup is living at the front and working at the back, but there's plenty of scope for a dining table. Stained glass doors lead into the kitchen, which has been extended into the side return, providing plenty of space (and light) for a large dining table. The matt white kitchen feels fresh and sleek and features a five-hob range cooker and built-in fridge/freezer. There's a door under the stairs to access the basement, which provides plenty of useful storage, and double doors leading to a garden surrounded by mature shrubs and climbing plants.

Above, the first floor has three bedrooms, the largest at the front, currently used as an office and movie room with a sofa and projector. The other two bedrooms are colourful kids' rooms. Upstairs again and into the loft is the main bedroom with a luxurious walk-in shower and views of the London skyline.

If you're after a buzzy London neighbourhood popular with families, this is it. Ideally placed between Dalston, Newington Green and Stoke Newington, you'll be spoilt for choice when it comes to places to eat, drink and be entertained––Mangal, Jolene bakery and the Rio Cinema, to name a few, are all just moments away. Plus, you're a short stroll away from several green spaces, including iconic Clissold Park.

The Owners Say - My wife was born in the area, and we met when I arrived in Dalston at 18, so we've witnessed its transformation into what it is today: a family-orientated but truly vibrant and creative community.

The house sits on the Stoke Newington/Dalston border, so depending on which way you turn when you leave the house, within a 10-minute walk, you can be drinking a cocktail in one of Dalston's lively hangouts or browsing the independent shops on Stoke Newington Church Street, before taking a walk around Clissold Park. The best of both worlds.

Our home has been an amazing place to live and bring up our children for the past 12 years. The open layout of the kitchen, diner and garden downstairs works well when we're hanging out together or hosting, but the house is also large enough for people to retreat when they need their own space. Our loft, with its ensuite, is a highlight when we need some peaceful downtime.

Points To Consider - Energy Performance Certificate (EPC):
Current Energy Rating D. Potential Energy Rating C.

Council Tax:
The property falls into Band E (£2,294 in 2023/24) in the borough of Hackney.

Utilities:
Current monthly costs are approx: Electricity £70, Gas £130 and Water £31.

Recent work:
The loft conversion was completed in 2015. The current owners also installed a new glass roof over the side return area, widened the opening from the kitchen into the side return, and added new back doors. New kitchen units and appliances were added in 2020.

Getting around:
It might not be right near a tube station, but Belgrade Road is still superbly connected with the Overground lines at Dalston Kingsland (10 minutes away foot), Dalston Junction (12 minutes), and Rectory Road (15 minutes). If you need the tube, you can walk to Highbury and Islington in half an hour for the Victoria Line. If you’d rather avoid a walk, you can pick up several buses on Stoke Newington High Road, which is just at the end of the road, taking you directly into town.

Schools:
The house is in the catchment area for Shacklewell Primary, which has an excellent reputation locally. In terms of secondary schools, Mossbourne Community Academy is also nearby and equally well-regarded.

Onward plans:
The current owners are on the hunt further out of the city and are actively looking.
