      1. Locating suitable tenants. Your property will be advertised if necessary, however we have excellent contacts with various company and other establishment personnel departments and furthermore usually have tenants waiting.

      1. Always accompanying tenant applicants to view the property.

      1. Obtaining and evaluating references and credit checks through one of the United Kingdoms leading Referencing Agency's.

      1. Preparing a suitable tenancy agreement and arranging signature by the tenant.

      1. Collecting and processing the deposit (bond) from the tenant.

      1. Preparing an inventory and schedule of condition.

      1. Checking the tenant into the property and agreeing the inventory together with taking video evidence of the condition of the property on the day.

      1. Supervising the transfer of gas, electricity and council tax accounts into the tenant's name.

      1. Receiving rental payments monthly in advance, and paying you within 24 working hours from receipt, together with an emailed statement from our "state of the art" computerised management system.

      1. If required, paying regular outgoings for you from rental payments.

      1. Inspecting the property periodically, and reporting any problems to you.

      1. Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.

      1. Keeping in touch with the tenant on a routine basis and arranging renewals of the agreement as necessary.

      1. Checking tenants out as required, re letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property .

      When you find a property that suits your requirements, ask your agent to send a copy of the memo of sale contracts to your solicitor or conveyancer.
