    There is much to sort when you are letting out your property. To begin with you need to prepare your property ready to be let. This involves dealing with mortgage lenders, sorting out rent collection, insurance cover, utility bills, keys and inventories. There are also legal requirements to take care of, including obtaining an EPC, (Energy Performance Certificate); safety certificates for gas and appliances; smoke alarms, tax matters and so on. If you instruct Kristian Allan you have confidence all this will be sorted on your behalf.

    We prepare high quality property details with external and internal photographs. We make sure your property details reach the widest number of potential tenants and by making full use of the internet with our own website and other portals such as Rightmove, Zoopla and Prime location, we are confident of our abilities within acceptable timescales.

    We will arrange to carry out all viewings on your property, whether these be block viewings or individual.

    All prospective tenants are fully referenced and once checks are complete we will prepare the legal contract between yourselves and the tenant. We then let or manage the property dependent on which package you opt for, for the whole of the tenancy period, providing monthly rental payments and statements along the way. We will make regular inspections and report any repair issues as necessary.

      Selling your Property with Kristian Allan.

      Selling a house is probably considered by many to be one of the most traumatic experiences in life, but with our vast experience of wealth and knowledge, we will always endeavour to make the whole process of selling your home as easy as possible, making the transaction run smoothly and professionally from initial instruction through to final completion, ensuring we keep you informed of the progress every step of the way.

      We will happily arrange for one of our valuers to call at your property to offer you a FREE market appraisal, there is no obligation to this appointment and 'hard sell' is definitely not our game. We will take details of your property, which together with modern technology, our wealth of experience and prevailing market conditions will help us assess a true market value for your property. We will also advise on presenting your property, to generate as much interest as possible. Remember: First impressions do count.

      Once you are ready to instruct us in the sale of your property we will arrange to have photographs and measurements taken, so that we can prepare relevant marketing materials which will all include detailed free of charge floor plans, and as many professionally produced photographs as deemed necessary. At this stage we also need to sort an energy performance certificate for your property (this is a legal requirement and must be provided within the first seven days of marketing your property).

      After we have created the marketing materials for your property we will ask you to check them over to ensure they are not mis-leading and more importantly, you are satisfied with them and they are totally reflective of your property. Once you are happy with them we will make your property live across our own website and all the property portals we use.

      All viewing arrangements are made to suit your individual circumstances, they are all confirmed at the time of making the appointment and also on the day of the appointment, by email and telephone. We will happily accompany any viewings, but as no-one knows your property better than yourself, perhaps you may be the best person to do this. We will arrange all viewings to suit you. It is part and parcel of our service to obtain feedback after every viewing, which we will always relay back to you, so that you are aware of you viewers thoughts.

      Any offers that are received to purchase your property will be put to you within 24 hours of receipt, we will always qualify the potential buyer to the best of our ability and will only consider moving forward with the applicant if they are in a 'position to proceed' to an unconditional exchange of contracts.

      Once we are happy with an applicants ability to proceed, we will request details of both solicitors, so that we can forward a memorandum of sale to all parties, this is a document confirming what has been agreed i.e. price and any special conditions, together with details of vendors, purchasers and both solicitors, on receipt of this documentation, the solicitors can start the conveyancing process.

      People constantly ask how long will the conveyancing take, the answer unfortunately is a little like 'How long is a piece of string?' As the norm we would normally suggest about 13 weeks, but from hereon its all very much down to your solicitors, but to ensure you know exactly what is happening throughout the whole transaction, we will ring all parties involved on a weekly basis and will always ensure that both you and your purchaser are always fully aware of exactly what the situation is.

      As we near the end of the conveyancing process we will arrive at a date to 'exchange contracts', at this stage both solicitors will agree and 'set in stone' a completion date, this is a date agreeable by all parties where the property legally changes hands, the owner moves out and the purchaser moves in. There is no specific time for this to happen, it is usually down to circumstances, but generally before 3pm. The vendors solicitor will usually inform ourselves that completion has taken place and then we will inform all parties accordingly.

      On completion the vendors solicitor will pay our agreed commission.

      Kristian Hamer - CEO & Senior Valuer
       I'm Kristian the founder of Kristian Allan Sales, Lettings & Property Management......I have been involved in property for over 15 years now and can honestly say that property is my passion, becoming a Buy to Let landlord at the age of 23, I slowly built up a small portfolio of modest 2 bedroom terraced properties within the Bury area. 

      As my portfolio grew, I soon realised that the Letting Agents that I was using to manage my properties weren't very good and I felt many elements of management were missed or never carried out......this prompted me to manage my own properties as I felt as a landlord I knew what was needed and expected. 

      This is how the 'Kristian Allan' brand was born. 

      When reaching over 200 properties for other landlords we felt the next natural progression was to look at selling properties as well as managing them....and now here we are !! 

      Although I do eat, drink, sleep all aspects of property I also love sports (although as I get older its more watching than participating) I'm a keen golfer, albeit no Tiger Woods, and try and play once a week if the sun is shining. 

      Along with my 21 year old son Ollie, we are all petrol heads and love fast cars, and motocross, we visit Oulton Park as much as possible over the racing calendar, Goodwood Festival of Speed and we even have tickets for the British Grand Prix this year which I am super excited about. 

      I also have a beautiful daughter Ella who is 15 and loves singing ....in fact she never stops from the minute she wakes up until her head hits the pillow. Spending quality time with my friends and family is extremely important to me and being lucky enough to have their support keeps me focused and gives me a clear vision within our business.

      Hi, my name is Lisa - I have worked alongside my brother Kristian as the letting manager for over 5 years. I am predominantly from a customer service background but have many years' experience in both buying and selling properties. I have first hand experience of how stressful and emotional moving home can be and have genuine empathy with all our clients. Away from the office, property is always on my mind and It was always a dream of mine to renovate a property of my own. An often used phrase in estate agency is to buy the worst house on the best street and not the best house on the worst street, a few months ago I got the keys to the most unloved house on the street ¿¿. The novelty of living in a building site is starting to wear a little thin, but it is so exciting seeing my ideas taking shape and I'm looking forward to eventually walking on carpet and not bits of brick, timber, screws and nails.

After completing my apprenticeship, I was offered a fantastic opportunity to progress and become the sales valuer I am today. This is the perfect role for me as I love facing new challenges, meeting new people and sharing my knowledge and understanding of the housing market to others. I was born and raised in Bury so I would like to think my knowledge of the local area is second to none which allows me to provide honest and accurate valuations to our growing list of clients. 

      Me and my girlfriend Georgia purchased our first property two years ago and have thoroughly enjoyed transforming it into our beautiful home. We have learnt a lot along the way but every mistake is a lesson to be learnt.

       I can honestly say that I really enjoy what I do, and I love having the chance to progress within the business. Since starting here, in addition to in house training, I have completed my NVQ level 2 & 3 Diplomas in Sale Of Residential Property and achieved a Level 3 in Customer Service, having also been promoted to Sales Manager. I really enjoy every aspect of my job especially meeting new people, building relationships with our homeowners & purchasers and having a sense of achievement helping a sale progress from offer to completion.

      My partner and I have bought our first home together and have recently welcomed our little puppy, Dudley. In my spare time I enjoy spending time with my family and friends, being sociable and going on walks.

      Hi, I'm Natasha; the newest member of the Lettings Team. I joined Kristian and his amazing team in September, 2023. After nearly two decades as a Primary School teacher, I have transferred my skills from working with families and children, to now supporting Landlords and Tenants. I am learning every day from my incredibly skilled colleagues, who are passionate about this field and line of work, and I feel lucky to be part of this wonderful team. 

      My day to day jobs include completing inspections on properties for our Landlords, checking tenants out of their properties, and the best part, moving tenants and families in to their new homes. I look forward to perfecting my craft here, and in turn, progress within this family centred company. I am also Mummy to two adorable girls, whom keep me well and truly on my toes!
