    96% of first months rent inclusive of VAT
    (i.e. Rent of £1,000 per calendar month would equate to a fee of £960)
    This is the equivalent of 80% plus VAT.

    £240 inclusive of VAT (£200 plus VAT)

    Rent Collection (if required)
    3% per month inclusive of VAT
    (i.e. Rent of £1,000 per calendar month would equate to a fee of £30)

    Further information

    Within our Gold Service we are happy to assist in the organisation of tradesmen, liaise with landlord/tenant on any matter and organise quotes for work need etc., acting upon the landlords instruction

    We do not provide inventories or check out/check in but can organise these with a professional company on your behalf should you so wish. We would highly recommend that you have an inventory carried out as this would be very important in the unlikely event you have to go to arbitration at the end of the contract. Of course, you can do your own inventory but you would be advised to add video or photographic evidence to your inventory.

    Management - We do have the option of full management - details on request.

    A reliable service with local expertise

    Cobb Farr work on the theory that keeping a tenant happy makes for a good tenant so we always try to go above and beyond to achieve this aim. We specialise in good quality properties and offer a fair a reliable service.

    Holding deposit

    Once you have paid a holding deposit (equivalent to one weeks rent), the property is reserved for you with no further viewings. This fee then forms part of your damages deposit (usually equivalent to five weeks rent).

    References

    All tenants need to pass a reference check before a tenancy agreement can be drawn up, as well as providing one proof of address and one proof of identity (photo ID).

    Tenancy agreement

    Once your references have been checked, a tenancy agreement is drafted and sent to all parties to sign. This agreement sets out the terms of the tenancy, and highlights the responsibilities of both landlord and tenant.

    Final payment

    Before moving in you make your final payment (one month's rent plus the balance of your deposit). The deposit is returnable at the end of the tenancy, subject to a final inspection/full inventory check.

    Moving in

    We arrange to meet you at a suitable time to complete the moving in process, either in our office, or a member of our team will be at the property to greet you and hand over your keys.

    Full Details of Tenant Fees
    The following fees are those that are permitted and may be charged by Cobb Farr in rela-tion to tenancy agreements:

    Rent
    Damage Deposit, not exceeding a total of 5 weeks (6 weeks equivalent would be taken if the annual rent is more than £50,000)

    Holding Deposit, paid before a tenancy agreement is made, not exceeding 1 weeks rent

    Payments required in the event of a default by the Tenant in respect of:
    Key Loss or other security device - Cobb Farr will charge the cost of having to get a new key cut to a tenant who has lost their key. If the loss of a key results in the need for the locks to be changed, the tenant will also be liable for the total costs of having a new lock fitted

    Failure to make a payment of rent in full within 14 days of the due date the charge for which cannot be more than 3% above the Bank of England's base rate for each day that the payment has been outstanding

    Payments for granting requests made by the Tenants to vary a tenancy agreement which must not exceed £50 or the reasonable costs of granting the request

    Payments required where Tenants terminate a tenancy agreement before the end  of a fixed term agreement or without giving required notice, which must not be more than the actual amount of loss suffered by the Landlord. These are based upon the fee incurred to our Landlord in finding new tenants and will be no greater than 80% + VAT of the agreed first month's rent plus any associated costs in finding a new tenant such as charges for check out, inventory and check in.

    Relevant council tax
    Provision of:
    Utilities (gas, electricity, etc)
    A television licence
    Communication services (landline telephone, the internet, cable and satellite television - the cost of which, if included in the rent, will be detailed separately on application

    Jenny is our Lettings Manager, based in the Bath office, and with 40 years' experience of living in the city is well placed to deal with all Cobb Farr's rental business. A former partner in a local building company for 25 years gives Jenny a good background knowledge when dealing with property and landlord/tenant expectations.

    Both her children attended schools in Bath, which she is convinced is one of the most beautiful cities in the UK. She calls on this depth of local knowledge and experience when letting properties

Jo started her working life with Natwest Bank gaining business knowledge which enabled her to become self employed and owner of a small franchise business.   After a career break to raise her two children she worked as a Teaching Assistant at a local Primary School.
