    Sean joined Coast & Country in early 2022 having spend over 20 years working for one of the areas most longest running estate agents. He is multi skilled in both sales and lettings and brings a true wealth of experience and knowledge to the company. His loyalty to his clients is returned by their loyalty to him with an extensive client base which has lasted years often resulting of Sean looking after their family and friends as well.

    He has been involved in absolutely every single aspect of estate agency from selling to letting to property management making him one of the most experienced agents in the whole area. Often priding himself on ensuing that his clients are protected, Sean will make sure that he is constantly learning and holds a level 3 qualification in the National Association of Estate Agents, being a recognised member of the 'Propertymark' governing body.

      Our viewings are conducted by the directors or the associate you instructed to sell your home. Unlike most estate agents, we do not have negotiators, home guides, or weekend viewing assistants, as we believe that to sell a home, you must know the home. This is because we know that it can be down to small details and asking the right questions that can not only influence whether a buyer decides to pursue the property, but can have a impact on the eventual price achieved. Putting it simply, would you trust someone with thousands of pounds if you didn't know and trust who would be involved in handing it?

      After the viewing/s are conducted, we know that most sellers will be keen to hear what was said about their home. We offer real-time feedback, often within the first 30 mins of finishing the appointment by phone calls, WhatsApp group chats and text messaging. We then follow up with the prospective buyers later that same day or the day after, making sure we gather as much information as we can so we can communicate this back to you. Open Homes, being available 7 days a week, and outside usual hours, is something that allows us maximise any buyer opportunity which can only enhance your chance in selling.

      A successful marketing campaign will bring in the offers. In the ideal scenario, we aim to produce several offers to present you with one core focus... to achieve the best price with the best buyer.       Buying a property is likely going to be the most expensive purchase you make. There are a lot of moving parts and emotions from searching for the perfect home, arranging the finances and understanding the legal process.

      We want to make sure that the whole experience is exciting and positive for both our buyers and seller. Our aim is to not only sell homes, but to develop lasting relationships along the way creating what we believe can be 'clients for life'. After all, many buyers are future sellers and we want to be here for our clients no matter how many times they move.

      Pre-approval

      We strongly recommend that you put yourself in the best position possible before heading out to look for your next home. This will help make the right decisions ready for when you do see that perfect property and want to make an offer.

      Getting pre-approved with a mortgage lender is the main step to doing this and will give you the confidence as a buyer when speaking to estate agents in regards your requirements.

      Registering & Arranging Viewings

      Most property searches begin online in some way or another. It's worth while registering and keeping in touch with estate agents also as they will keep you updated with new listings that they either have or plan to bring to the market.

      Once you have decided you would like to view one of our homes we'll arrange a convenient time and day that suits you and the sellers.

      At Coast & Country, we understand that people have busy lives and it's common for us to conduct viewings outside usual hours, so if you want to view after work or on a Sunday, let us know and we can accommodate.

      Making an Offer

      Once you have found your perfect home, it's time to make an offer. It's important to have all your financial information available to the estate agent as they will need this information to verify the offer to their vendor.

      There is quite often negotiations that take place with the estate agent playing the pivotal role in communication between you and the vendor and can take a few conversations to arrive at a price both parties are happy with.

      Instructing A Solicitor

      Once your offer has been accepted a solicitor must be instructed by you and the vendor. We strongly recommend using local and reputable firms as while there might be some low cost or online options this can often make the process harder and more difficult for all involved.

      We will write to all parties outlining the details of the agreed sale and then the solicitors will start the legal work. On average, it take 2-3 months from this point until completion.

      Mortgage Valuation & Survey

      While the legal work has started, the mortgage company (if you are getting a mortgage) will conduct their own property valuation. Once they are satisfied, they will issue you with the formal mortgage offer.

      As a buyer, you are entitled to instruct a qualified surveyor to inspect the property and provide a detailed report on any concerns or work that could impact the property in a negative way.

      The most common type of survey is called a 'Homebuyers Report' but a more detailed survey can be a 'Full Structural Survey'.

      Exchange & Completion

      Once your solicitor has carried out all the legal work including conducting the searches, in receipt of your mortgage offer, and receiving answers to their enquires, they will be able to exchange contracts (making the purchase legally binding).

      A completion date is then set, and you can then look forward to you moving day.

      We are on hand throughout this period of time and will arrange to meet buyers and sellers at the property for key hand overs and to make sure the moving day runs smoothly. By far the best part of our job!

      Chris Trott | Director 
      Chris is one of the areas most well-known estate agents having fully immersed himself into not only real estate, but the local community, and various associations and initiatives that are involved in the areas he serves. He is qualified by the recognised member of 'Propertymark' holding a level 3 qualification in the National Association of Estate Agents (NAEA).

      Chris is the proud President of the Worthing District Estate Agents and has been for the last 3 years which is aimed at ensuring good practice and training is promoted to all it's members. Being passionate about his home town, He also sits on the management board that represents 'Time for Worthing', which is group of local residents and businesses who collectively set out to improve and promote the image of the town and surrounding areas.

      Chris became an estate agent in 2007 just before the property market crash, which while it came with challenges, enabled him to quickly learn both sales and lettings helping gain valuable knowledge and becoming one of the areas top agents. In 2013 he also moved to Dubai to sell real estate giving him international contacts and valuable experience.

      Chris Stephens 
      Chris started work straight out of high school at General Accident Property Services in 1996 after several weeks of work experience the year before. Starting out on his agency career with the largest property company in the UK at the time was a great foundation for his long spanning career and introduced him to land and new homes at a very early stage with an exclusive development in Findon Valley.

      Over the years, he has enjoyed many positions across the property sector, from branch management, to property manager and even a property coach, and more recently has been immersed in land and new homes being a vital part of several major developments across the area.

      In 2020, Chris launched his own land and new homes consultancy business, CS inc. Ltd and partnered Coast & Country in the summer of 2021 as their Head of Land & New Homes.
