    Baileys was established in 1985 by Kevin Bailey who had been working in the village as the manager for another Estate Agency since 1977. There came a point when he felt that there really should be another way of running an Estate Agency, moving away from the corporate model and decided that the time was right to do his own thing. As a consequence Baileys opened in 1985 to offer straight forward and honest advice to owners and landlords wishing to sell and let their properties and also to help all of those buying and renting them. At the same time a department specialising in Holiday Rentals was also created as there was a huge demand for this due to the areas beautiful beaches, Chichester Harbour and the lovely surrounding countryside.

    Baileys are now the longest established Estate Agency in the area and after 35 years of doing business, still remain firmly independent.

    Our friendly and conscientious team, which includes John, Kim, Ruaridh, Alice, Pamela and of course Kevin provide unrivalled local knowledge of the area from Chichester to the coastal villages of East and West Wittering, Bracklesham Bay, Birdham and Itchenor.       Moving house can be complicated - our guide explains the process. Preparation and organisation are key to a smooth sale process and we are here to help you, all along the way.

      PREPARATION

      Choose Baileys, we have 35 years experience on how best to prepare your home for marketing. Our advice may include suggestions about maintenance, decorating and de-cluttering; where you may need to focus attention, where you could add value, and what buyers do and don't consider important including staging and styling your home to create a welcoming impression.

      GET ORGANISED

      We use a professional photographer to take all the photographs and include a floor plan and an Energy Performance Certificate (EPC). Once you've approved the brochure and photographs, we can commence marketing your home. We have a particularly strong presence with market leading Rightmove, with 'feature agent' banners and Premium Property Listings. This provides us with powerful marketing linked to our own data base allowing us to reach the people who are looking to buy your property. We have a strong on-line presence and advertise on the main property portals sites including Rightmove, On The Market, Guildproperty and of course our own Baileys website.

      It's also time to get paperwork in order for potential purchasers, this can include copies of guarantees and proofs of work etc. We can help you find the right solicitor to handle the legal work to transfer ownership of the property. It saves time to decide which solicitor you want to use before you agree the sale of your house. We recommend you use a solicitor who specialises in conveyancing and is familiar with our areas properties.

      We are experts in closing a sale which often requires careful negotiations. Once a sale is agreed we will send a confirmation letter and Memorandum of Sale to you, your solicitor, your purchaser and their solicitors. Once the sale is agreed, we will keep an eye on the sale to ensure matters proceed as expected. 

      PRE-EXCHANGE

      Your solicitor will send you documents including transaction forms, fixtures and fittings list, property information form and personal questionnaire. You will be requested to provide identification papers. The solicitor will obtain the deeds to your property and a contract pack will be prepared and sent to the purchaser's solicitor. Local authority searches will be raised and enquiries may be raised which will be dealt with by your solicitor.

      You and the buyer will have to decide the length of time between exchange and completion (usually between seven days to four weeks after exchange of contracts), what fixtures and fittings will be included (any fixtures you plan to take, such as wall lights, need to be replaced with an equivalent), and any discounts due to problems flagged up by the survey. The final contract will be sent to you for signing.

      EXCHANGE

      When all parties in the chain are ready to exchange, an acceptable completion date is agreed. At this stage the signed contract is legally binding and at this point a deposit is paid. This deposit is usually held in your solicitor's account. Then it's time to confirm your provisional booking with your removal company, notify service providers and arrange for mail to be redirected.

      COMPLETION

      This is the day of the move: the property changes ownership, the deeds of the property are transferred, the money is transferred and once we receive confirmation from the solicitors we can hand keys over to your buyer.

      On completion you are required to vacate your property having made previous arrangements to drop off keys to our office. Your solicitor will notify your agent once the monies are received from your purchaser will authorise us to release the keys. This transference of deeds and payment progresses along the chain if there is one and if you are buying another property, the vendor's solicitor will notify their agent when they have received the monies to release keys to you.
