Description

Casale Fratini is a classic old stone farmhouse, a large property of 250 sq.mt. configured over 3 levels set in a 300 sq,mt, garden adjacent to 2,000 sq.mt. of olive groves with more than 30 olive trees and a small adjacent outbuilding currently classified as a woodshed.

The property has an incredible location with sweeping panoramic vistas at the crest of one of the most beautiful areas of Arpino, an enchanting medieval hilltop town. Arpino's origins stretch back at least 2,800 years, and the great orator and philosopher of ancient Rome, Ciceero, was born in Arpino more than 2,000 years ago. In recent years Arpino has attracted foreign investors from around the world who enjoy their principal or vacation homes in this superb historical and cultural setting, overlooking two river valleys with magnificent views stretching to the distant mountains of the National Park.

Casale Fratini is being sold for restoration. The lowest floor houses the splendid original stone-vaulted cellars totalling 50 sq.mt. The upper two floors, each of 100 sq.mt., would have originally been designed for residential use. These are spectacular floors, each divided at present into four large rooms, with views across the whole of the medieval town with its churches and piazzas across the valleys to the encircling distant mountains. The external imposing stone walls of the casale - around 2 metres thick - provide an appropriate setting for the typical stone lintels. portals and arches of the antique windows and doors.

The location of the property allows the purchaser to create a lovely garden including the possibility of a porticoed panoramic dining terrace to sunbathe during the day, relax with a glass of wine at sunset and then enjoy a romantic dinner for two or a convivial evening with family and friends dining above the panoply of lights in the valley below.

A short walk or a few minutes drive down to the main piazza accesses all the shops, restaurants, cafés and services necessary for enjoyment of the Italian way of life. Arpino benefits from excellent road access, and Rome, Naples and their respective international airports are only 90 minutes drive.

ARPINO AND THE CIOCIARIA

Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
