Description

A beautiful and private family home surrounded by stunning landscaped grounds and gardens.

Description

Logie House is a wonderful family house standing in a private position above the River Ythan surrounded by impressive landscaped grounds and a fine walled garden. It is approached from a tarmacadam, rhododendron-lined main drive through a gated entrance culminating at the front of the house where there is ample parking and garaging.

The house was built in 1993, replacing the former Logie House, and therefore benefits from the positive aspects of more modern construction whilst being traditional in appearance. The house is faced in stone and has a pitched slate roof. Internally, it features ceiling cornices and open fireplaces with the main reception rooms being open plan in layout.

The accommodation is arranged over three floors, as shown on the accompanying floor plans. Of particular note is the large dual aspect Drawing Room which has a wood burning stove (currently concealed) and boasts double doors out to a raised terrace overlooking the main garden. A well appointed fitted kitchen with an electric AGA and walk-in refrigerated pantry is conveniently positioned between the Drawing Room and the Dining Room. Panoramic views over the garden and 'busy' pond are enjoyed from the conservatory style Dining Room. A short flight of stairs leads to the billiard/Games Room with full size billiard table (included in the sale). Completing the ground floor accommodation is a spacious and well appointed large double bedroom with walk-in wardrobe and large ensuite bathroom with double vanity unit, walk in shower, wash basin and W.C.

Stairs from the kitchen lead down to a lower ground floor with W.C., utility room and office. The passageway continues to the integral Honeyhive Cottage.

A staircase leads from the reception hall to the first floor landing off which there are four large bedrooms with ensuite bathrooms. A further door leads to a floored attic providing useful storage space above.

The indoor swimming pool with its associated changing rooms, sauna, cloakroom with shower, wash basin and W.C is also accessed from the first floor landing and is a wonderful facility to use 365 days of the year. Honeyhive Cottage is connected by an internal passage to Logie House and has latterly been used as staff accommodation. Built to provide light and spacious accommodation over two floors, it comprises a comfortable sitting/dining room, kitchen, three bedrooms (one ensuite) and a bathroom. The cottage can be accessed by a separate access to the rear of Logie House so could easily be let separately on a permanent or holiday basis (subject to obtaining the necessary short term let licence).

Gardens & Grounds

The house is surrounded by exceptional gardens and landscaped grounds. Throughout the year the gardens are teeming with a variety of wildlife including red squirrels, songbirds and various wild fowl. Mature shrubs and trees bound the perimeter offering shelter and privacy whilst mowed paths create a network to wander through the wider grounds down to the River Ythan. To the north of the house there is a spectacular west facing barbeque hut with two large doors which open onto the garden and is a magnificent spot for outdoor evening entertaining.

Beyond is a stunning walled garden encompassing both formality and practicality. At its centre is a rose garden incorporating a stone water feature surrounded by clipped box hedge quadrants and borders with mown grass pathways between. There is also a productive vegetable garden boasting a variety of fruit trees and bushes. There are good sized aluminium framed, heated glasshouses with beds producing exceptional tomatoes, cucumbers and other fruits and vegetables. There is a charming traditional potting shed (8.3 x 2.3m), spacious machinery shed (12.6 x 3.2m) and a well-equipped joinery workshop (11.7m x 4.6m) on the other side of the walled garden which provide useful storage for garden equipment and machinery.

Garden Cottage

Incorporated within the walled garden itself is Garden Cottage, an enchanting traditional stone built cottage beneath a pitched slate roof which has recently been refurbished. Originally occupied by an estate worker, the accommodation comprises an open plan kitchen, sitting/dining room, two bedrooms and a shower room.

Immediately adjacent to the walled garden is a hard surface tennis court and a stable block incorporating three loose boxes (including a tack/feed room) with direct access to an enclosed paddock. There is a further paddock adjacent.

Location

Logie Estate has an enviable location in rural Aberdeenshire. Private, yet readily accessible to and from both the city and its airport, Logie enjoys a secluded position between the town of Ellon and the Aberdeenshire coastline. The landscape across the estate rises up from the banks of the River Ythan and is typified by undulating farmland, punctuated with a network of pathways and stands of established amenity and commercial woodlands.

Located in the North East of Scotland, Aberdeenshire is one of Scotland’s largest and most diverse counties and extends from the North Sea coastline inland to the Cairngorm mountains which rise majestically to the far west. Boasting fertile farmland, the area is renowned for producing award-winning livestock and malting barley which supplies many whisky distilleries in the region.

Aberdeenshire is a popular tourist destination for both the domestic and international market. Famous for first-class field sports including driven pheasant and partridge days, there are also a number of well managed grouse moors in the region with deer stalking also available. The rivers Don, Dee and Deveron, along with River Ythan, offer renowned salmon and sea trout fishing.

Aberdeen is a vibrant city with corporate headquarters supporting the energy sector and is fast becoming a leading centre for renewable energy. As Scotland’s third largest city with all the services expected of a major hub, it boasts many wide open spaces, tree lined avenues and is famed for its many rose borders as well as its historic university and other educational establishments of further education. Known as 'The Granite City' on account of the construction of many of the city’s buildings. Private schools include Robert Gordon’s College, St Margaret’s and Albyn School as well as the recently built International School of Aberdeen. Gordonstoun (private co-educational) is also with easy reach of Logie (68 miles) and offers rural boarding as an alternative to the urban experience.

Aberdeen Airport at Dyce (19 miles) offers daily services to major cities in the UK and Europe. There are direct train services from Aberdeen to London on the east coast line, as well as a convenient night service on The Caledonian Sleeper.
Locally, the town of Ellon (2 miles) through which the River Ythan flows, provides everyday facilities including a choice of supermarkets, doctors’ surgery, dentists, pharmacies, veterinary surgery and post offices in addition to a number of cafes, restaurants and hotels. The town boasts three primary schools and a modern Academy in addition to a variety of recreational facilities, including an 18 hole golf course, swimming pool and sports pitches on the eastern edge of the town.

Logie Estate is well positioned to access a wealth of walking, hiking and cycling opportunities, including those offered within the Cairngorms National Park. Away from the hills, there are numerous golf courses including Trump International at Balmedie and the world renowned links courses at Royal Aberdeen and Cruden Bay, and more locally a challenging 18 hole course at Newburgh.
