Sensitively converted by award-winning architects Inglis Badrashi Loddo, this two-bedroom duplex apartment is in the celebrated warehouse Jeddo Works. Finished in 2017, the exterior of the Victorian building has been stripped back and extended, masterfully foregrounding raw materials such as brick, steel and concrete. The Building

A finalist in 2017 for the AJ Retrofit Awards, this project was the conversion and extension of a historic laundry located in 'Soapsuds Island', an area of Acton known for its high concentration of laundries in the 20th century. Part of the work was to remove the 20th-century additions, and carefully refurbish the original 1870s buildings to create a mix-used development comprising an office, flats and two houses. Inglis Badrashi Loddo, a small architecture practice based in central London, led the conversion, demonstrating their deft ability to seamlessly integrate old with new. The house was designed with efficiency in mind, earning it a B-rated Energy Performance Certificate.

The Tour

Entering through a timber-lined walkway to the inner courtyard, the apartment has a wonderful sense of security and seclusion. Positioned on the second and third floor, its layout has been inverted, with living spaces raised to benefit from the views across west London's rooftops.

Stairs ascend to the living, dining and cooking area, a space defined by its floor-to-ceiling glazing and refined palette of materials. The building's exposed concrete structure works with timber floorboards to foster an industrial appeal. Here and throughout, underfloor heating warms from beneath.

A kitchen with integrated appliances and seamless white cabinetry runs along the rear wall. There is a grey quartz worktop next to plywood pantry cabinetry that provides ample storage. The spacious open-plan layout, qualities of light and connection to the winter garden lends this effortless space a feeling of calm.

Downstairs are the first-floor bedrooms, both of which are generously proportioned. The principal bedroom has a walk-in wardrobe as well as an en suite with double shower and a bath. Clean and modern, it has bright white tiles and chrome fittings. The second bedroom is fitted with built-in cabinetry. An additional shared bathroom echoes the contemporary finish of the en suite.

Outside Space

The winter garden off the living area is currently used as a home office. It is paved by a brick floor and has sliding doors that provide year-round enjoyment of the space from inside or out. There is also a communal garden and courtyard, as well as covered bike storage.

The Area

The apartment is positioned off Askew road, home to the lively Shepherd’s Bush Market and the specialist baristas at Electric Coffee as well as outposts of Gails and farm-fresh butchers Ginger Pig. Grassroots music venue Bush Hall is a 20-minute stroll away, as is the renowned Bush Theatre and one of London’s original gastropubs, The Anglesea Arms. Local favourite The Princess Victoria is 11-minutes from the apartment on foot.

Shepherd’s Bush is also home to one of London’s Westfield shopping spots and the iconic Television Centre, independent restaurants such as Kricket and Soho House members’ club, White City House. Also in the vicinity is White City Place, a creative campus with restaurants, shops and museums, and the new home of the Royal College of Art's Schools of Communication, Humanities, and Architecture.

By way of green spaces, Wendall Park is three minutes away on foot, while Action Park is 13 minutes away.

Public transport links are accessed via Turnham Green for District and Piccadilly lines or Shepherds Bush for Central Line, Southern Rail, London Overground and bus station. For road transport, there are quick links to the A40 towards Oxford and M4 west. Heathrow can be reached in under 30 minutes by car.
