Description

An attractive, double-fronted, period home, with a garage and off road parking, set in a generous 0.38 acre plot with scope for expansion subject to obtaining the necessary consents. The property is in need of renovation but has recently had a modern oil fired central heating system installed. No upward chain.

Set well back from the road, almost on the brow of Mill Hill the property enjoys lovely leafy views to the front and rear. Cherry Tree Cottage has many character features and offers ample scope for expansion/improvement.

Approached over a lawned front garden with a driveway to the side leading to the garage, there are mature trees and shrubs, and a path leads to the front door. The cottage has a small entrance hall with a built in cupboard extending under the staircase and doors on either side open to the sitting room and dining room. The sitting room is bright with a large window to the front and an attractive brick fireplace. The adjacent dining room again overlooks the front garden and provides a second reception room. The kitchen to the rear of the property is fitted with a range of cabinets set above and below the working surfaces, there is a built-in double oven and hob, and space for a washing machine and under-counter fridge. On the ground floor, there is also a bathroom fitted with a bath, w.c., and handbasin and a lobby with a door out to a lean-to conservatory.

On the first floor, the landing window provides light over the stairwell. There are two double bedrooms both with lovely leafy views, ornamental fireplaces, and built-in cupboards. The main bedroom is generously proportioned and has a door into a large eaves storage area.

Outside, the rear garden is mature and planted with a wide variety of trees, shrubs, climbers, and flowers. The garden enjoys an enviable level of privacy and is broken up into two large areas. A pretty flower garden adjacent to the house and at the far end a screened area formerly used as a vegetable plot.

The property has a private drainage system.

Weston Colville is a pretty, semi-rural village, located within beautiful rolling countryside, ideal for walking or rural pursuits, yet is only 15 miles south east of Cambridge, 8 miles from Newmarket, and 13 miles from Saffron Walden.

The village has a church, cricket ground, and village hall, with a wider range of services available in Linton, which is about 6 miles away. Primary schooling is available in Balsham with secondary provision available Linton Village College, which also has sporting and leisure facilities available to the public, outside of school hours. Both schools have a bus pick-up service from the village.

For the commuter access to the A11 is about 5 miles away and from here there are easy links to the M11 and the wider road network.

About Cooke Curtis & Co, Cambridge

40 High Street, Trumpington, Cambridge, CB2 9LS
Industry affiliations:Industry affiliation 0 logo

Cooke Curtis and Co. have been Cambridge’s thinkingest estate agents since 2015.

We’re warm, we’re bright, we’re experienced, we’re calm and considered under pressure, we’re masterful marketeers and we’re entirely devoted to giving our clients the very best we can.

And our best is demonstrably pretty exceptional. Witness our glowing (genuine, not paid for - watch out for that) online reviews and the industry awards and plaudits we can’t stop winning (including Best Single Office Estate Agency in the whole of Great Britain from The Best Estate Agent Guide 2022 – beat that).

The people of Cambridge who have embraced us and shared in our success have done so not because we're the cheapest or the most ruthless, but because we always work enormously hard to achieve the best results for all our clients and we do so without compromising our ethos of being fair, honest and kind. Don’t get us wrong, we’re here to sell and let as many properties as we can, that kind of drive is exactly what you need from an estate agent, but we manage to do it without forgetting to make our parents proud of our methods as well as our results.

If we sound like your kind of people, you’re probably our kind of person too. Let’s work together.
