Just a short walk from Mold Town Centre and all of its fantastic amenities, sits Beech Grove.

At number 32 we find a pretty much, untouched family home, that is crying out for someone to put their own mark on it and call it theirs. These houses are solidly built, it backs onto no-one, so you can sunbathe in private, it comes with a large lounge and a separate dining room, there's a downstairs toilet and utility room that offers so much scope. The house itself presents with red brick and sand render cap, with a wide lawn surrounded by a box hedge.

As we step into the home we enter a small porch that is perfect for storing those wet shoes and coats before entering the home. Through the part glazed inner door we step into a bright, central hall with access to the downstairs reception rooms and the kitchen.

The first room we access is the dining room / snug / nursery space. With the wide window illuminating the room and light décor, it's a bright and cozy space for a front room. A boarded up fireplace presents an opportunity to put in a small log burner or gas fire to keep is nice and toasty in the winter!

The next room along is the second reception room. This is a much larger space with ample room for a large U-shaped sofa that seems to be so in fashion and then there is a wide window looking out over the back garden. A gas fireplace sits to the centre of the room with scope again to change into a log-burner* if that's your thing.

The final door along the hallway opens into the kitchen. If I'm totally honest, it is a very basic kitchen but is still perfectly functionable, with tiled splashbacks and a laminate floor all to make for easy cleaning, as well as a mid-sized pantry to the back. This is still a good space for rustling up a cracking meal - or opening a take-away box in, your choice!

Now if you are looking at really making this space your own, you could look to opening out the kitchen into the adjacent room to make a wonderful open plan kitchen / diner. The addition of some double doors out into the garden would really brighten the room up and make it a real hub of the house! If you are really feeling flush, stick an Orangery on the back to create one massive living hub, you would be the go-to home for Christmas and every other social event going!

Out the back door of the kitchen stands a bit of a surprise, an older outhouse with three separate sections. An outdoor toilet, a utility room and a storage room. With a little tweaking and readjustment you could open this up into the house and combine your kitchen, to make a stunning kitchen and utility area with an offset water-closet, generating more space within your new home!

Out through the back door of the utility/outhouse, we enter into the garden. With a stone-slab path from the back door that leads up the length of the garden, dividing the lawn and the crushed slate sitting area. The rear of the garden has a wonderful decorative flower bed and the whole garden is surrounded by high wooden fences providing privacy when you want to relax in the garden! I must point out that the garden does not back onto houses, so privacy is at a maximum.

When we head upstairs we step on to the half way landing, where a window is housed to allow plenty of light into what would have been a rather dark area.

The turned stair case leads to the main landing, where five doors lead to your bedrooms and bathroom. To the right of the head of the stairs, the first two doors hold your toilet and separate bathroom.

The separate toilet is from back in the day when the all in one bathroom was unheard of, but I like the idea of a separate toilet but as you have a downstairs one, I'd probably knock this one into the shower room.

The boiler is set into the cupboard in the shower room and the walk in shower has an electric heater. Floor to ceiling sage tiles give an easy to clean room for washing away the stress of the day!

The next room is the second bedroom looking over the rear garden. This is easily a double bed sized room with a built in wardrobe for space saving and there's a generous window to light the room in the daytime.

The next room along is the main bedroom. A much more generous sized space, again with a built in wardrobe and as a bit of a feature, it also has an old fire place, so if you want the toastiest of bedrooms you could reinstate that!

With a wide window that looks out over the front garden which helps pour the light into the room.
Last up is the smallest of the three bedrooms. A box room with a small bulkhead from the stairwell, it is still capable of holding a single bed and a wardrobe while remaining light and cozy!
