Rent
1. Subject the provisions of this Lease, the Tenant will pay a base rent of £2,000 excl Vat, payable per month for the Premises, which includes a monthly charge for the Parking (this is Free of Charge) (collectively the "Base Rent").

2. (this is strictly 30 days) The Tenant will pay the Base Rent on or before the 15th of each and every month of the term of this Lease to the Landlord at Unit 15 Falcon Business Park, Ivanhoe Road, Finchampstead, Wokingham, Berkshire, RG40 4QQ, or at such other place as the Landlord may later designate.

Advance Rent
3. On execution of this Lease, the Tenant will pay the Landlord advance rent (the "Advance Rent") to be held by the Landlord without interest and to be applied on account of the first 2 and last two 2 instalments of Base Rent as they fall due and to be held to the extent not so applied as security for and which may be applied by the Landlord to the performance of the covenants and obligations of the Tenant under this Lease. (4 months advance rent)
