Close to the village of Galphay (just under one mile) and about five miles from the Cathedral city of Ripon, about one and a half miles from Kirkby Malzeard, about 13 miles from the popular spa town of Harrogate and about 31 miles from the financial city of Leeds. The A1(M) is about seven miles giving excellent access to the commercial centres of the north and north east.

The picturesque village of Galphay has a thriving community with an excellent village pub/restaurant and much used village hall. The nearby village of Kirkby Malzeard also offers a village shop, butchers, tennis courts, playing fields, pub, takeaway, garage and doctors surgery.

The historic cathedral city of Ripon has a wonderful range of independent shops, cafes and restaurants, a bustling market, cinema and swimming pool.

The property is situated in the Nidderdale Area of Outstanding Natural Beauty which offers an abundance of bridleways, cycling and walks on the doorstep. The National Trust’s Fountains Abbey & Studley Royal World Heritage site and Brimham Rocks are all within eight miles.
