Description
Only ten minutes by car from Cortona the ancient hamlet is characterized by its generous extension of land and surface area to be used for residential purposes. The central nucleus is developed on three levels, currently hosting the main villa with the large kitchen, the living room characterized by the ancient stone fireplace and the large sleeping area located on the first floor .Adjacent to this habitable part one can appreciate large volumes to be reorganized by dividing the spaces into suites with private bathroom or apartments to be allocated to guests for a square footage from 80 to 150 square meters approximately. The private land of the hamlet extends for about 43 hectares of which about 4 are destined to the vineyard with excellent production of wine obtained from a blend of Teroldego, in prevalence, and Sangiovese, the Teroldego, a grape variety native to Trentino.The rest of the land is destined to forest and pasture .You can easily increase the hectares of vines because the land in gentle slope is easily cultivated and there is the possibility of planting new vineyards .

Condition and finishes
The hamlet is completely made of stone and needs maintenance and renovation works . The floors are in old terracotta , the vaulted stone ceilings and wooden windows . Everything is reminiscent of the old country dwellings serving agriculture but with a very harmonious and elegant rural stately style .
The apartments have been conservatively renovated in classic Tuscan style .
