Description

The Norfolk Agents are pleased to offer this stylishly presented character cottage, situated in the pretty and rural village of Syderstone, around 15-minutes drive away from the coast and with easy access to several nearby market towns. The cottage has been transformed in recent years by the current owners, who have extended and re-modelled the original property into the stylish home that exists today. The cottage has a unique appeal, with a fusion of the contemporary alongside the traditional, conjuring an atmosphere of both cosiness and elegance. Since the programme of refurbishments was completed, the cottage has served as a comfortable main home for its owners; however, given the proximity to the coast and other local attractions, it would also make the perfect weekend or holiday home.

One of the main elements of the renovation project is the conversion of a pair of existing outbuildings into a delightful main reception room, with bi-folding doors opening out to the landscaped gardens. At the rear of the house, a ground floor extension was added to increase the size of the kitchen and to introduce a downstairs cloakroom. Upstairs, a rear dormer extension added extra floor space and enabled the addition of a third bedroom alongside the shower room. The property was also fully re-wired, re-plumbed and new heating has been installed, with underfloor heating extending throughout much of the ground floor. New windows and external doors have been installed in an eye-catching anthracite grey, with bespoke plantation shutters fitted to the inside of the windows and solid oak internal doors hung in every room.

ACCOMMODATION
Visitors are welcomed into the spacious dining room, with a wood burning stove serving as the main focal point. The solid oak flooring continues from the dining room into the delightful sitting room, which has vaulted ceilings and a set of bi-folding doors which overlook the landscaped garden.
The kitchen is located at the rear of the ground floor and comprises a range of fitted storage units under composite work surfaces, with a free-standing oven and plumbing/space for a washing machine and dishwasher. The kitchen is also equipped with a full height larder cupboard with fitted shelving and a pantry. The kitchen leads into a useful rear lobby area, with a door out to the back garden and a door into the ground floor cloakroom.
A winding timber staircase rises up from the dining room to the first floor, with a contemporary glass sided balustrade on the landing. The master bedroom is a comfortable double room with one wall of fitted wardrobes, whilst bedroom 2 is also a double sized room with a dormer window to the rear. Bedroom 3 is a generous single room, which would also make the ideal study or home office. All three bedrooms are served by a stylishly appointed shower room, with fitted storage and a tiled shower enclosure.

OUTSIDE
As part of the renovation project, the rear garden was fully landscaped to include a delightful patio outside the sitting room bi-folding doors, with new fencing and trellis. The garden is a pleasant sun trap, with areas for planting and potted plants, as well as two useful brick and flint storage buildings.

LOCATION
Syderstone is a picturesque and peaceful village approximately 7 miles west of the nearby market town of Fakenham and 7 miles south of Burnham Market. The nearest coast can be found at Brancaster and Wells, both of which are around a 15 minute car journey away.

SERVICES
The property is connected to mains drainage, electricity and water supply. Heating is provided by a combination of electric underfloor heating and modern electric room heaters. UPVC double glazing is installed throughout. As part of the refurbishment to the cottage our sellers also had the loft part boarded and the the roof internally layered with extruded foam of the open celled kind.
