Description

Berry and George Estates was formed to make selling and buying your home much easier. To start with, we open 7 days a week, we're also available out of hours and we'll provide you with updates when your home is available on the market to be sold and once a sale has been agreed.

We completely understand just how stressful selling and buying can be, but we've found, with the right family environment behind you all the way, you'll see just how much easier it will be for you.

For many years I have driven past this particular home and gazed wistfully at it through envious eyes as I tried to imagine how it was laid out inside. I recently had the pleasure of discovering its inner secrets and believe me, it does not disappoint.

Immaculately presented both inside and out, this individually designed four double bedroom family home is in a charming and convenient semi-rural setting, offering views that many would be envious of. This is a home that really does have it all.....except for an indoor swimming pool....
But this is more than compensated for by its blend of modern, contemporary styling and luxurious accommodation that provides something we are all looking for; a home like no other.

We approach this impressive home through a wide five bar gate leading to a generous parking area that separates the house from the large and well maintained garden. There is also a large detached double garage where, at the rear which is sheltered from any wind, is a dedicated BBQ area - it's just a shame summer is coming to an end, but there's always next year. A large garden provides plenty of places for the family to enjoy and there's a mixture of mature trees to set the scene. If you're not a keen gardener, then find someone who is, and pay them to keep it looking as good as this.

Following the gable end of the home adjacent to the gate takes us to a delightful south facing front garden, laid largely to decorative golden gravel and giving an almost zen like appearance, it is also accessed via the pair of patio windows from the main lounge. It's a very well sheltered, peaceful spot to while away your time as the world goes by.

Returning to the rear of the house is a small paved area leading up a couple of steps to the pair of semi-glazed front doors. Yes, this is the sort of home where a single door would almost seem an insult.

Stepping inside we find ourselves in a sumptuously appointed hall where immediately on our left, is the downstairs cloakroom. In here you'll find its modern unitary wash hand basin, lavatory and storage cupboards, which add an undeniable touch of class.

Almost opposite here lies the formal dining room, somewhere so tastefully fitted out that I was put in mind of a gentlemen's club. It is a spacious room that easily accommodates a six seat dining table along with the various other free standing items of furniture required. In the centre of the gable wall is a log burner style fire that sits in an attractive raw brick fireplace.

Moving back into the hall I noticed a door beside the staircase which revealed not the expected glory hole containing winter coats, Hoovers and old paint tins, but rather a fairly extensive wine cellar. Perhaps my analogy of a gentlemen's club is not too far from the mark...although we must point out, the wine is not included in the price but could be negotiable!

Beyond the stairs, a wide open archway on our right allows us into a peaceful study. This is somewhere where the almost complete wall of bookcases brings thoughts of a personal library, a place where the peaceful atmosphere positively encourages the creative juices.

At the end of the hall, a door opens into the truly enormous main lounge.

kept pleasingly bright, courtesy of a pair of separate patio windows that open into the front garden area. This manages the clever trick of being vast while remaining warm and welcoming, perhaps because its sheer size allows it to almost perform as two separate rooms. The first section is a cosy place to sit and relax while beyond the dividing settee and its side facing counterpart, the room is dominated by a huge recessed brick fireplace containing what I can best describe as a weapons grade free standing multi-fuel stove!! All that is missing from the scene are children's Christmas stockings hanging by the fire and the smell of chestnuts; it's that sort of room, it's made for Christmas.

The remaining door off the hall takes us into the kitchen, where once again, this home reveals its class. Obviously completed with scant regard to cost, quality being a far more important consideration as all of the electrical appliances are from NEFF. I am also confident that the fitted units have never seen the inside of B&Q. This room has everything that you could want or expect, except laundry equipment.....but fear not, this is to be found in a small ante room beside the back door.

Here you will also find a tall fridge freezer, which supplements the integrated fridge in the kitchen, the LPG fired gas boiler drives the central heating with a separate hot water tank that supplies hot water at mains temperature at mains pressure throughout the home.

Climbing the turned staircase we come to the landing with doors leading to all of the rooms, obviously.

So, the first bedroom we come to is a comfortably sized double room. This room offers sufficient space for twin bedside cabinets beside the double bed and a large chest of drawers. Beside here is an occasional chair, enjoying the commanding views that helps make this home so special.

I should point out that all rooms upstairs have pleasant far reaching views, somewhat of a rarity in today's houses!

Adjacent to here is the smallest room which can easily accommodate a double but at the moment, it has a single bed with ample space for a chest of drawers and a large free standing wardrobe.
Moving down the hall we come to the third bedroom. Again it presently hosts a single bed but can swallow up a double and still have ample space for more free standing furniture. Opposite here lies the family bathroom.

As this home has led us to expect, this is fitted out to the highest standard, featuring a three piece suite of hand basin, bath and lavatory and, remembering that choice is perhaps the ultimate luxury, in one corner there's a glass walk-in shower cubicle, serviced by an electric shower.

Finally, we come to the principal bedroom or perhaps better described as a suite. The bedroom is luxuriously large as you would expect with space for twin bedside cabinets, a formal dressing table, occasional armchair and a vast chest of drawers, while still leaving room for a tea dance should the mood take you. Off here is a corridor where one complete side wall is comprised of fitted wardrobes making the perfect dressing room and leading to the en-suite bathroom, which would put the main bathroom in many lesser homes to shame.

Fully tiled in a contemporary style, one end is filled with a large unitary lavatory and hand basin with additional storage while the other end contains a huge walk in shower with a twin headed rain shower fed at mains pressure, to really blow away the cobwebs and set you up for the day.

All in all this is something really special. Lived in by the current owners for some 10 years, it is only a desire to be closer to grandchildren that has prompted the sale and this speaks volumes for the quality of life in this area. It is steeped in character but in a practical way. It manages to be quirky and interesting while avoiding the inconvenience that these two attributes so often bring and offers the chance to live somewhere truly unique. The gardens are spacious and attractive and have been laid out with great care to be as low maintenance as possible. The home is in immaculate condition and its position as proved by the views from the upper windows, from where Blackpool is easily visible, this home cannot be bettered.
