Description

Location Sheringham is a delightful small town in an area of outstanding natural beauty on the North Norfolk coast, nestling between the sea and Pretty Corner woods. The town is a popular holiday destination and the centre has an excellent range of independent shops and supermarkets. There are excellent schools for all ages including many public schools within a few miles. There are bus and rail links to the bustling city of Norwich and the nearby towns of Holt and Cromer. There is a modern health centre, dentist, theatre and library together with the 'Reef' Leisure Centre and a magnificent 18 hole cliff top golf course.

Sheringham also boasts some excellent coastal and woodland walks in the vicinity. The beach enjoys a blue flag status and is a mix of shingle and sand depending on the tide, with a wide promenade running the length of the town. The town hosts several events throughout the year including the Viking Festival, Crab and Lobster Festivals, Coast Air Festival, Carnival and 1940's Weekend and the North Norfolk Steam Railway attracts many visitors.

Description This beautiful, brick and flint period cottage, occupies a generous plot extending to approximately 0.25 acres of lovely mature gardens which runs alongside the railway track. The beach, town centre and bus stop are but a short stroll away and it is unusual to find a property with this much land, this close to the many facilities that Sheringham has to offer.

The property was formerly two cottages which were combined to make a good sized family home by the current vendor. The interior exudes charm and characted and enjoys the sunshine for much of the day into the reception rooms, and largest bedrooms, which benefit from a southerly aspect. The sitting room and dining room each have a stove inset in a brick fireplace, offering warmth and comfort in those cold winter months. The fitted kitchen runs along the rear of both reception rooms and there is a garden room/utility which gives access to the rear garden and to the downstairs cloakroom. Upstairs, there are three bedrooms, with an e-suite to the principal bedroom and a family bathroom. The property further benefits from uPVC double glazing and gas fired central heating.

The garden is a beautiful feature of this property, a haven for birds and wildlife and is divideds into 'rooms' by mature shubs, hedges and trees. There is ample off road parking on the tarmac drive and a number of timber structures including a summer house with power, a bar and garden sheds.
