Location

East Lydford is a quiet little village tucked away with no through traffic yet with good communications to the surrounding towns and amenities. These include Castle Cary, Somerton, Glastonbury, Street and Wells.

Description

Manor Farm Barn is in the heart of the village with a driveway leading from the lane. It's a large handsome building converted in keeping with it scale which has resulted in an impressive home of considerable style. Many original features have been retained including flagstones, stonework, beams and vaulted ceilings which are matched and enhanced by contemporary details including beech tiled floors and good quality bathroom and kitchen fittings. In keeping with green credentials, it has all electric heating with radiators throughout having individual thermostats and timers.
Perhaps the most striking feature of the property are the large windows and french doors on the east facing major elevation and which flood the house with sunlight. These windows together with the large well proportioned rooms make the home very light and airy throughout.

Accommodation

The entrance is through doors into the reception hall with a staircase rising to the first floor galleried landing with a high vaulted ceiling. Leading of the hall is the splendid large living/dining/kitchen which is of course the heart of the house. The kitchen area is extremely well fitted with an extensive range of units including a central island with a breakfast bar. Appliances include a double Belfast sink, 2 ovens, hob, extractor and dishwasher. There's bags of space for a dining table and also comfortable chairs and sofas. Well located is the adjacent utility room with units and space and plumbing for a washing machine etc.
The hall also opens to a day room with 2 sets of French doors to a paved garden terrace. An archway through from the day room into the sitting room which has an inglenook fireplace with a woodburning stove.
Also on the ground floor is a cloakroom, cloaks cupboard and a study off which is a boot room.

First Floor

The front staircase leads to a large galleried landing part being ideal as a quiet study or reading area. There are 5 bedrooms and 3 bathrooms, and a number of rooms have vaulted ceilings and beams. The master bedroom has an en suite shower room and a French door to an external stone granary staircase. Another bedroom also has an en suite shower room and there's a family bathroom.

Outside

The house is well back from the village lane accessed by a gravelled drive, shared at the approach with the adjacent house. Alongside the drive there is a single storey barn currently used for storage and garaging but with planning permission to convert into an annexe. Planning REF: 2021/2484/HSE A gate then opens to the entirely private drive and an extensive parking area with a pathway to the front door.
The house looks out onto a large lawn beyond which is a paddock with a gravel drive providing vehicular access into it. Beyond the paddock is a copse which is a wonderful play area for both children and adults and also provides fuel for the large wood burner in the sitting room. One of the great pleasures of country life is cutting one's own firewood for fuel on cold winter days and evenings.

About the area

East Lydford is a small Somerset village in beautiful countryside between the towns of Wells, Somerton, Glastonbury and Castle Cary. The major towns of the area being Bristol, Bath, Taunton and Yeovil are all within commuting distance and Castle Cary station (10 mins) has a main rail line to London.
