Superb Farmhouse located on a mountainside, over 130 years old, with 3 separate holiday apartments, 3 extra rooms for accommodation, a barn, stables, further wooden outbuilding, covered parking, gardens on a plot about 10,000msq with beautiful mountain views, this is quite a unique property.

The house itself is a contains all of the accommodation under one roof. Last year the owners installed a new woodchip heating system for all of the heating and hot water requirements. This is currently the cheapest form of heating in Austria. The building is entirely double glazed and is well maintained.

There's a long tiled entrance hall with a vaulted ceiling that leads to the rear door and gardens behind. Here are steps down to an old root cellar, excellent for keeping wine and preserves. Off the Main hall is a dining room and living room, with parquet floors, a wood burning traditional tiled Kacheloffen, a corner seating table and through and archway a comfortable cosy lounge.

Opposite is the kitchen with 23 year old fitted wooden units, an electric hob and a separate wood burning oven and hob, very traditional in mountain kitchens. Over the counter is another corner bench dining table and wooden dresser unit. Off the kitchen is a large cool larder with a vaulted ceiling. Next in the hall is a shower room and a separate w/c that the owners keep for private use.

Up the sturdy wooden stairs to the large landing, there's a door to the north facing balcony that looks down over the vegetable garden. Off this landing is Bed 1 and Bed 2, light and airy with higher ceilings and doors to the east facing balcony that looks down the valley. Bed 2 also has fitted wardrobes. Off the landing is a long hall that has a dressing room with fully fitted wardrobes. Shower room and separate w/c here also.

Opposite is a third bedroom currently used for house guests, but next to this, down the hall are two mirroring rooms that have one large airy bedroom area with and entrance area off this with wardrobe, modern shower room and separate w/c. These rooms both have doors to the west facing balcony that looks over the garden and stream. Beneath these on the ground floor is a 65msq self contained apartment with separate access containing a bedroom for 3 people, kitchen, lounge/diner bathroom with bath and w/c.

Up the stairs from the landing are two self contained apartments, one 90msq, the other 65msq. They both have large living room/diners with doors to balconies under the eaves, two double bedrooms, kitchens and shower rooms. The ceilings are wood panelled and they feel quite Alpine and cosy.

Across from the house is a very large barn, the ground floor of which was previously used as stables and now houses farm animals in inclement weather. Above is a large storage area and wood chip stock pile (for one year) that feeds the wood burner system below. There is even more storage on a third level above.
Across the drive from this is another wood storage barn that is really a very large carport. There is ample turning space between these three buildings with the garden to one side.

As holiday lets these apartments have been very successful with a 9.5+ rating on Booking.com and the opportunity to continue this business is clear. However this property could very easily lend itself to a large family home with separate ground floor accommodation. It's a very healthy and green setting with a running stream, long views and winter sunshine, highly recommended for a viewing.
