Location
The land is located at Little Bursted Farm, Lynsore Bottom, Upper Hardres, Canterbury on both sides of Pett Bottom Road. The site consists of approximately 35.9 acres (14.5 ha) of sloping pasture. The land can be purchased as a whole or individual lots. Where the land is sold in lots, there will be some lots which will require a right of way and this will be arranged subject to negotiation. All lots will have the opportunity of mains water.

Access
Access is off Pett Bottom Road in six locations and over a track owned to the woodland on the western side of Pett Bottom Road. There is a right of way over the track by neighbouring land owners. The purchaser will fence their respective lot(s). The main field boundaries are stock fenced. Purchasers should inspect fencing to their satisfaction.

Services
There is one mains water supply to the site. We have been informed that there is water from the main supply to both sides of the road. Meters will be installed by the seller per lot at time of completion.  If the land is sold in one lot, then the water supply will remain as is currently on site.
Entitlements
There are no entitlements with the land.
