Brinkley Road, Westley Waterless, Newmarket, Suffolk

A south facing parcel of high quality arable land surrounding an ancient woodland known as Park Wood. The land is accessible through the village of Burrough Green which lies to the north.

The land is classified Grade 2 and divided into 3 regular shaped fields averaging 35 acres all of which are gently undulating to the south. The land has soil belonging to the Ashley Series, a clay loam over chalk, and part of the land was re- drained in 2018. Both winter and spring cereal crops have been grown as well as borage and canary seed.

Park Wood and a shelter belt are situated towards the middle and offer considerable ecological and conservation aspects. They comprise mainly indigenous broadleaf species such oak, ash and field maple with some ancient hazel coppice stands. Park Wood is a lowland ancient semi-natural woodland and has been designated a Site of Special Scientific Interest (SSSI). It is believed to have Anglo Saxon origins and may have been recorded in the Doomsday Book. The oaks are believed to date from around 1850- 1870 when the field maples and ash would also have been planted. The wood has particularly rich variety of flora including bluebell, dog’s mercury and various orchids.

The land at bribnkley and Burrough Green is situated in a rural location in East Cambridgeshire in an area well known for thoroughbred stud farms and other equestrian properties as well as large scale arable farming.The centre of Newmarket is only 5½ miles, with the regional centre of Cambridge just 15 miles and the A11 5¼ miles.
