Description

Casa Angelina is perfectly positioned high above Arpino's main piazza, enjoying spectacular views from its living areas and bedrooms and particularly from its beautiful roof terrace, while being only a few minutes walk from all the cafés, bars shops and restaurants in the main piazza of Arpino, a beautiful medieval hilltop town.

Casa Angelina, a 3 bedroom, 130 sq.mt. home, was built in the 1700s, and was fully restored in 1985, when a local carpenter was commissioned to fit beautifully hand-crafted, customized built-in wooden furniture featuring individually-designed stained glass panels.

At street level, Casa Angelina benefits from a large lock-up garage (a rarity in this elevated area of Arpino), a separate cellar and a utility room with two large water storage tanks.

A flight of lovely old stone steps leads up from the street to the main entrance to the property, situated on the first level, where an entrance hall opens into the home's main living area, complete with guest bathroom / powder room.

The living room / formal dining room is spacious and elegant and benefits from panoramic vistas from the windows. Adjacent is the kitchen, a comfortable yet lovely room, featuring a wood-beamed ceiling, wooden cabinets with granite bench tops and custom-built banquet seating and family dining table.

Beautifully-designed wooden stairs lead upwards, past library shelving, to the upper floor bedroom area, stylishly floored with oak parquet. A brilliant use of space has custom-built display cabinets, a storage credenza and cupboards forming a charming yet useful storage area.

This upper floor houses the spacious master bedroom with built-in mirrored wardrobes, a second double bedroom and a smaller single bedroom, both with built-in customized furniture, all enjoying great views and good natural light. An attractive bathroom leads into a storage room, the existence of which is cleverly concealed by another stained glass door.

A few final steps lead up into the study or sun-room which, since it is also fitted out with more custom-built storage cabinets, could also be used as a guest bedroom. French doors lead out on to the roof terrace, surely the pièce-de resistance of this remarkable home. The roof terrace has truly spectacular views and is partially covered and furnished with dining furniture, thus ensuring year-round al-fresco dining. The dining terrace is complete with running water - equally beneficial for both al-fresco dining and for irrigating the terrace plants. There is space for a BBQ

The views from the terrace are outstanding and allow for many hours watching all the concerts and performances in the piazza while simultaneously enjoying the wonderful views of the rooftops and church steeples of historic Arpino.

The property is offered with nearly all the furniture included

ARPINO AND THE CIOCIARIA

Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
