Description

Casa Elisabetta is a charming 90 sq.mt. upper floor apartment located in Civata Falconara, in the heart of the historic centre of the medieval hilltop town of Arpino. Most unusually for an apartment in the historic centre, it also possesses a potentially lovely adjacent garden.

Entry to the apartment brings you into a long hallway, from which open in turn:
- the kitchen (to the left)
- the bathroom (also to the left), and
- (to the right) a quiet and tranquil room, currently planned to be the second bedroom.
A few steps lead up to a very large room overlooking the garden, currently intended to be the sitting / dining room, from which opens another large room, also very quiet, configured as the master bedroom. The two bedrooms overlook a picturesque pedestrian-only 'vicolo' or alleyway.

The bathroom fittings are remaining as part of the sale and the kitchen is already wired and plumbed and predisposed for the gas connection, but the usage of the other rooms can easily be altered to fit the purchaser's requirements.

The adjacent garden of 82 sq.mt. will be quite lovely with a little care and attention, romantically set within the stone walls of the adjacent houses and already terraced to form two levels with some mature trees and shrubs. There is a possibility that a stone flight if steps could be constructed linking the living room of Casa Elisabetta directly into its garden. Planning consent would be required, but so long as the design was in keeping with the medieval character of the area, permission would probably be granted.

A share of the fine centuries-old cellars of the building completes the features of this remarkable little apartment.

The ancient Civita Falconara neighbourhood, where Casa Elizabetta is located, has at its summit the Piazza Caduti dell'Aria, and the 13th Century Castello di Ladislau, which now houses the Mastroianni Foundation museum. The Piazza Caduti dell'Aria, the site of the yearly Civita Sagre, overlooks the valley; From the front door of the property, only a few minutes walk through twisting medieval lanes brings you to the Piazza di Civita, the main square of the district, with the Palazzo Quadrini and a beautiful church, St Maria di Civita, dating from the 1300s and built on the ruins of a pagan temple. From there a further short walk takes you past the large Palazzo Battiloro, where Carlo III lodged before the battle of Velletri, the finely worked stone façade of the Palazzo Incagnoli, the decorative wrought iron balconies of the Palazzo d'Emila Morricone and the Palazzo Pesce, the late Baroque Palazzo Conti and thence to the Fontana dell'Aquila. Immediately beyond that is the Cossa Auditorium, the main shopping streets of Arpino and Arpino's own principal piazza.

ARPINO AND THE CIOCIARIA

Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
