Description

Hill Pasture is a light-filled home wrapped with terraces and courtyards connecting the house with the beautiful garden it sits in. Electronically controlled gates access a drive with ample parking for multiple vehicles. Entering the house, a hallway leads to the garden lounge with a dramatic picture window presenting a stunning view into to the garden. The
dining area has a large window to the north terrace and along the east wall glass sliding doors open
to the gardens. A generous inglenook fireplace
creates a welcoming family lounge. A ground level guest bedroom complete with built in wardrobes and its own ensuite, enjoys lovely views into the courtyard garden. The kitchen benefits from double height vaulted ceiling space with double-glazed curtain walling and oak spiral staircase to the upper floor. This generous traditional family kitchen is the heart of the house and includes a stainless steel countertop with inset double sink, Zimbabwe stone surface with inset AEG induction hob, AEG steam oven and LPG Aga. The floor to ceiling cabinets incorporate a freestanding fridge. Adjacent to the kitchen sits a generous utility room with extensive floor to ceiling cupboards. Stairs lead to cellar with constant temperature wine store to rear. Built in the 1950’s, the spiral staircase leads to the bridge connecting to the 1st floor which includes 3-4 bedrooms/study. The principal bedroom, which was originally a painting studio, is a light filled ‘loft style’ space and has tall ceilings with floor to ceiling windows to the south and west including a door onto the generous roof terrace. Large opening windows to the east and north offer fabulous views to the distant landscape beyond. The south facing en-suite bathroom is fitted with a bath and shower cubicle. There are two/three further bedrooms and a family bathroom included on this floor all of which enjoy fantastic views. The separate annex was designed by John Winter in 2001 and sits modestly amid a glade of mature magnolia trees. Offering a double bedroom and a small study/bedroom, a generous lounge/dining room, kitchen, and bathroom, combined with extensive floor to ceiling glazing bringing the garden inside, the annexe is impressive.

The garden was designed and laid out by Humphrey Waterfield from 1937 and was described by the National Trust in 1972 as the ‘most beautiful small garden in England. The garden was extensively assessed by Landscape Architects Liz Lake Associates in 2014 and has undergone renovation and a programme of rewilding and nature conservation ever since. Today the gardens are mostly informal, with beds of box, roses and perennials, an orchard, a spinney and natural pond, a large natural spring fed pool with Roman ends, surrounded by an iron rose clad arbour and the ‘Chatsworth’ walk with clipped yew hedging leading to steps to a viewing platform with views across the Chelmer valley. In the lower lawn is a stone temple with seating and a stone table. There are six terraces defined by the house or garden, these are the Dining terrace, Courtyard terrace, Family terrace, Herb Garden, Lawn Terrace and the Pear Tree Terrace. A timber framed and clad building with sloping profiled aluminium roof building includes a potting shed and ample space for all the equipment for garden maintenance.
