Description

A comfortable and relaxed family home of great charm in the heart of Tockington village.

Description

Decorated in a mix of contemporary and classic style, this lovely family home offers a great deal of character, believed to date to the mid 19th century and then significantly improved twice in latter years, originally in the 1970s and again in the 1990s. Tockington is certainly an extremely popular location and this home occupies a prime spot at the lower end of Old Down Hill and as such perfectly placed for Tockington Manor School or the local pub, The Swan.

The property is approached by an enclosed gated driveway with parking for a couple of cars in addition to the large double carport adjoining the house. An entrance directly from the carport allows dry access without facing the elements which leads into the hallway with a useful boot room for outdoor clothing set off to one side, this could be used as a study if so desired. The inner hallway leads to a lovely sitting room which is flooded with natural light from the Sun room with a wide glazed bay added to the sunny south facing elevation, a perfect spot to sit. An attractive stone fireplace with a display alcove and shelving to either side houses a wood burning stove. A more intimate snug is a cosy and tranquil space to the rear of the property with windows and a glazed doorway giving access and a pleasing outlook across the sheltered rear garden.

Always an important area of the house, the kitchen has been well thought out and designed to create an informal and comfortable area, extensively fitted with a good run of built in traditional style cabinets with a matching dresser and a particularly large window positioned to create a perfect spot for daily dining overlooking to sunny front aspect. Modern appliances include a Smeg range cooker and a Hotpoint dishwasher.

The stairs lead to an attractive mezzanine area featuring built in book cases. On this floor there are four bedrooms and two very smart bathrooms – the principal bedroom has a walk through dressing area which has been fitted with floor to ceiling wardrobes and storage shelves.

Bounded by a stone wall to the front, the wide, predominantly lawned garden is a lovely sun trap planted with neatly clipped evergreens and with mature shrub borders. A terrace wraps to the front of the property and a gravelled pathway frames a central raised bed with a private and sheltered seating area, ideal for sunbathing beyond. The rear garden is an impressively landscaped rockery, there is a stone built seating area and a pathway leading through the thoughtfully planted beds and water features to a productive kitchen garden area with a greenhouse and cultivation beds. From the rear garden there is access via a solid wooden gate directly to a public footpath and open fields.
