Description

Detached former farmhouse set in 12 acres on edge of wildlife reserve

Description

The Moss is a former farmhouse which dates from the early 1800s and was built on a high spot to benefit from natural drainage. It was bought by the present owners in 1998 and extended and upgraded to create a practical and comfortable family home. They also built the double garage, created a garden and planted a wood behind the pond in front of the house.

The house has pebbledash render under a pitched, tiled roof with dormer windows. It is double glazed throughout. The accommodation comprises:

Entrance porch glazed on three sides opening into central hall with coat cupboard, meter cupboard and WC off.

Drawing room with stone fireplace in corner with solid fuel stove. Ramsay ladder to store above. Dining room with beamed ceiling and study off.

Corridor leading to Bedroom 3 and sitting room with sliding glazed door to patio outside and tiled fireplace with stove. Fully tiled bathroom with bath, shower, WC and washbasin.

Back hall with coat hooks. Utility room with fitted cupboards and sink. Worcester boiler.

Kitchen with wooden fronted units, two sinks, shelved larder, Neff double wall oven, halogen hob and extractor. Miele dishwasher.

First Floor landing with door to principal bedroom with part coombed ceiling. Built in wardrobe. Shower room with Velux window, shower, WC, wash basin, heated towel rail and shelved cupboard. Bedroom 2 with access to eaves in corner.

Outside

The Moss is set in the middle of 12 acres of its own grounds. Outside there is a gravel sweep to the front and side of house. There is a wooden lean-to log store.

Beside is a detached double garage built of concrete block with electric up and over door, water and power. The store behind the tractor shed is used as a wine cellar. There is a tractor shed and store to the side. Behind the garage is a further lean-to store, a wooden shed and the gas tank.

In front of the house is a pond. Beside this is a lawn with a beech hedge around. The main part of the garden is down to lawn with a covered well and a garden store. There is a generator in a shed at the back door.

The remaining land is mown and natural grassland. There is a long gravel drive which comes out beside houses on the edge of the village close to The Peat Inn.

Location

The Moss is set in the middle of 12 acres of its own land just outside the village of Peat Inn. It is surrounded by rolling farmland and bordered to the north and west by Bankhead Moss which is run by the Scottish Wildlife Trust. It is a haven for wildlife including birds, deer and red squirrels.

The village is renowned for its Michelin-starred restaurant, The Peat Inn. To the south, the East Neuk of Fife stretches along a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.

The property is well placed for St Andrews, which is 7 miles away. St Andrews is renowned worldwide as the Home of Golf. The Old Course is regular host to the Open Championship which will next be staged there in July 2027. There are six further golf courses run by the St Andrews Links Trust, in addition to the many other golf courses in the area including the Duke’s Course, two courses at Fairmount, St Andrews Bay, Kingsbarns and Dumbarnie. The town is well known for its university which was Scotland’s first university and the third oldest in the English-speaking world, founded in 1413. There is state schooling at Madras College and private schooling at St Leonards and The High School of Dundee.

Peat Inn is well placed for both road and rail links. Cupar railway station (7 miles) is on the main Aberdeen to London line and provides a connection to Dundee and Edinburgh. Edinburgh Airport, with its wide range of domestic and international flights, is 43 miles and Dundee Airport (18 miles) has regular services to London.
