Description

Traditional Suffolk detached cottage set in over five acres of grounds.

Description

Meadow View is a quintessential detached Suffolk cottage set in beautifully landscaped grounds of over five acres - on the market for the first time in more than 30 years.

Originally two cottages, the house was converted many years ago into a single dwelling with three/four double bedrooms, two bathrooms and a very spacious hall and landing. Believed to date back to the late 19th century, the house is built from clay lump and brick under a slate roof. Inside, is a wealth of delightful features including beams, exposed brickwork, and a large conservatory.

Outside, the extensive grounds include a picturesque barn and large patio, hard tennis court, and a wildlife fishing lake. There is also a polytunnel, vegetable garden, orchard, and vineyard as well as two acres of mature woodland.

The cottage is situated on the edge of Old Newton village, surrounded by farmland and within easy reach of Stowmarket just 2.5 miles away (mainline railway to London Liverpool St and Norwich) and the A14. The house is approached over the large gravel drive with ample parking for four or five vehicles, and a car port.

From the drive, the cottage is entered via a solid oak door, into a good sized porch with ample storage. An inner front door leads to the spacious hallway. Beyond is an open plan area currently used as a music room. On the left is the charming sitting room with brick inglenook fireplace and Clearview wood burner.

To the right is the kitchen with ample storage, ceramic hob and double oven. The kitchen has a wonderful internal window into the triple aspect conservatory dining room, perfect for entertaining. This room is filled with natural light and has delightful views and double doors to the stunning rear gardens. The conservatory benefits from being south facing and has a Heta wood burner.

Leading off the hallway is a well-proportioned study, a versatile space having served over the years variously as a dining room, playroom, tv snug room, and most recently as a guest bedroom. Completing the downstairs accommodation is a well-equipped utility room leading to the shower room.

From the hallway, stairs rise to a full-length feature landing which lends a spacious feel to the first floor. It has ample room for furniture, including space for a large desk at the south end, perfect for working from home, and with the bonus of a nice view out over the garden. The landing leads to the double aspect principal bedroom. There are two further double bedrooms and a family bathroom with walk-in airing cupboard.

The property benefits from mature landscaped grounds of over five acres. Hedged gardens provide the immediate surrounds to the cottage on three sides. To the north is the front lawn with some specimen trees, a large gravel drive with car port and plenty of parking, and a five-bar gate leading to the rear grounds. To the south is a larger area of lawn, interspersed with flower beds, shrubs and fruit trees. To the west is a kitchen garden with vegetable beds, a greenhouse, potting and tool sheds.

Beyond the gardens, is a larger area of lawn, which is fenced and gated. Within this area, there is a fabulous party barn, with a large west-facing patio, ideal for al fresco dining. The barn also houses the tractor shed, mezzanine storage area, container workshop and insulated storeroom. Adjacent to the barn is a 35 foot polytunnel with three beds, mature dessert vines, and a staging work bench.

Further from the house there is an orchard with a selection of mature fruit trees. This doubles as a free-range poultry run and has previously been used to rear turkeys. There is a hard tennis court, a large wildlife pond/small fishing lake with a duck island, and over 25 mature Siegerebbe vines.

The remainder of the grounds provide grass paddocks, areas of wild-flower meadow and over two acres of mature native woodlands, connected by a network of mown paths to wander around and enjoy.

Location

Meadow View is positioned in a delightful rural setting on the edge of the small village of Old Newton. The village has a shop, church and primary school. The nearby and larger villages of Haughley and Bacton offer additional facilities. The larger market town of Stowmarket 2.5 miles away, offers a more extensive range of shops, pubs and restaurants, and railway links direct to London, Cambridge and Norwich. The property lies a couple of miles from the A14, between the larger towns of Bury St Edmunds and Ipswich, both of which provide a much wider range of educational and recreational shopping facilities.
