Description
One first floor room, the Ready Room, perhaps another, the Compass Platform and a second floor room, the Captain's Cabin, in a circa 1775 grade II listed semi-detached house from 15-Jul-25, 31-Jul-25 and perhaps 23-Jul-25 respectively. Also the bridge is likely to become available on 01-Aug-25.
Located 150 metres from Magdalene College Porters Lodge on Castle Hill opposite the Castle Mound.
Improvements since May 2023
• In May 2023 the kitchen table was replaced with something more compact, the too small space for the old tumble drier was converted into a hoover garage and a new larger tumble drier was installed with a more robust rope banister replacing the less robust, frayed one year old one.
• In June 2023 the bathroom floor was, with ceramic tile, two thirds relayed. The climbing roses survived the aphid ridden winter and spring and guide wires were therefore extended at right angles to the yard rear wall between the fence posts leading to the back wall of the house with the aim of turning the yard, in due course, into an arbour for roses and to that end new tenants will be asked to agree not to park bicycles in the yard. As you can see, in June 2024, the roses were triumphant and they are more so now.
• In March and May 2024 the rope banisters were replaced with varnished wooden hand rails (much better!) and an imitation (£1200) Chippendale desk was added to the bridge.
• In July 2024 a new mattress (190cm long, 120 cm wide, 20cm deep) was added to the ready room.
• In August 2024 a new mattress (190cm long, 120 cm wide, 20 cm deep), with a new head boarded bed, for those precise dimensions was added to the bridge
• In March 2025 a new bench and coffee table (£330) were added to the yard as a was a freezer (for the use of the compass platform tenant though it is his property and so may depart if he does) freeing up more space within the common fridge freezer (which is shared between three not four as the bridge has its own fridge).
PLEASE NOTE THAT RENT IS PARTIALLY DUE IN ADVANCE
Rent is paid three months in advance (though there is no deposit) with the first three months due, before moving in, to complete the contract and then recurring payments monthly thereafter (commencing from the first quarter of month two with no payments, therefore, at the back end of the term of the contract).
For payment 10-12 months in advance there will be a 7% discount.
Please Note This Is A Room In A Shared Accommodation.
The property is shared between four tenants (all, three, or two of whom are moving out with the most likely to stay a twenty something University of Cambridge, lady postgraduate student and the second most likely to stay a fifty something University of Cambridge gentleman graduate, amateur boxer- botanist and medical laboratory administrator).
Owing to the elegant sufficiency of space in the house, and in particular the presence of just one bathroom, in other words for the benefit of the other inhabitants, the room is not offered to couples.
- The Ready Room 2.5 x 3.8 metres (9.5 square metres), for 960 GBP per month, is available from 15-Jul-2025. It has a carpeted floor with a desk, a built in wardrobe and a three quarters (technically a long small UK double) size (120cm wide, 200cm long) Japanese (by which I simply mean low and without a headboard) style bed.
- The Captain's Cabin 2.1 x 3.2 metres (6.7 square metres), for 960 GBP, is available from 31-Jul-2025. It has a pine floor. A 2.2 x 0.92 m Japanese style (it means low) bed (15% longer than a single and 2% wider). The room benefits from a built in L shaped desk, wardrobe, port hole window, dormer window over-looking the roof of King’s College (albeit at a distance) central heating and air conditioning. Arguably the room is less suited to those of great height or those who might find surmounting a compact spiral staircases difficult.
- The Bridge 3.3 x 3.8 (12.5 square metres), for GBP 1060 per month, becomes available from 01-Aug-25, It is on the ground floor and has its own entrance. It has a cream coloured limestone floor. It benefits from a beautiful imitation Chippendale desk, a built in wardrobe, cupboard and shelves, a fridge and a small double bed (190 cm x 120 cm) with headboard.
- The Compass Platform 2.6 x 4.0 (10.4 square metres), for 980 GBP per month (which is on the first floor relatively secluded within the house and at the rear) is available from 23-Jul-25 and has a pine floor. The room benefits from a desk, built in wardrobe, modest shelving and will have double bed (if the existing tenant takes his with him) with skylight above allowing one to observe the stars and moon at night from a position of maximum comfort.

- No pets

- Ten months minimum tenancy

The rent includes all the bills. Were these amortised between a putative four inhabitants and charged separately they would amount to £60 per month (council tax), £50 per month (electricity), £40 per month (gas), £35 per month (internet), £25 per month (water and sewage) so for comparison with equivalent properties where all bills are not included you could allow for £210 per month included.
