When you're looking for a house, there are always a few things on your 'check list', wouldn't you agree? Things like:

And then location, location is always the final factor that can cement or undo the deal.

With all that said, I think it's time to go and get your felt tip pen because there are some boxes that you're going to start ticking off!

This fantastic home is located in a quiet Cul-de-Sac in New Brighton that's known as Hazel Grove, great if you have kids, as it's not a manic road with passing traffic.

You're a stone's throw** from the Shell petrol station and its very handy convenience store that sells 'most things' you'll need. It's also just a short walk or drive to Molds vibrant Town Centre that has everything you want; from supermarkets to pubs, bars and restaurants, a car dealership and a great Estate Agents....you'll only ever need one of these!. Oh, and let's not forget the fabulous and historic, twice weekly Mold Market!

Pulling up outside no.11 you notice just how well the house looks, but as it's less than 10 years old, it should look good. There's space on a tarmac driveway to park a couple of cars, with a fine decorative slate bed to one side, before you reach some paving stones outside the front door, which also lead down a path to the rear of the home. A couple of flowerbeds are dug in to add some colour to the front of the house, depending on what you decide to plant in them.

Stepping through the semi-glazed front door, which. helps to keep the hallway nice and bright, you're greeted with a lovely looking faux dark wood flooring. This leads to all of the downstairs accommodation, the first of which is the handy cloakroom, found on the left hand side.

Perfectly formed and practical, this cloakroom does exactly what it says on the tin. Fitted with a modern stylish toilet and pedestal wash hand basin, even a small radiator to help keep the towels nice and toasty.

Next, along the hallway on the opposite side, is a door into the kitchen.

Again, modern and stylish, just as you'd expect to find in a house of this age, with glossy units that adorn the floors and walls offering the space you need for all of your kitchen goods. Downlights brighten the solid wood worktops that provide ample space for food preparation and also somewhere for your 21st century gadgets to sit, with a void for the ever-useful dishwasher. A window helps to keep it nice and bright, offering views over the front aspect.

Back into the hallway and past the crafted turned staircase, we come to the end and enter the spacious lounge / diner.

With a lovely light carpet that welcomes you in, and covering quite a substantial area, it's just waiting for you to arrange your sofas and sundry items so that you can make it your own. A handy understairs cupboard is there for all the things we need but don't want to see, like: hoovers, coats, shoes, tins of paint, granny, etc. At the rear of the room, patio doors let ample light flood in and open to reveal the rear garden.

The garden has a patio area running the full width of the house. This is there for BBQ's, sunbathing or just a nice place for outdoor seating. A larger area of grass runs all the way to the rear of the garden and plays host to some young trees and shrubs. It's all completely boxed in with a smart, high wooden fence for extra privacy.

Back indoors and up the lovely staircase we come to the first floor landing - don't know why I say first floor, there is only one floor, would have been quicker just deleting that!!

Anyway, doors lead to all of the accommodation, with the third bedroom first on the agenda.

Known as the smallest bedroom, this is actually larger than most that you'd find in a new build house. Easily enough room for a single bed and accompanying furniture or, as a lot of us are working from home nowadays, it would make an excellent office or playroom. A handy recess could play home to a wardrobe or some other use.

Next along the landing is the second bedroom, offering ample space for a double bed and everything else you'll need to put in here (I'm saying nothing!). A large window offers lovely views over the rear garden.

The family bathroom sits sandwiched between the two larger bedrooms and offers everything you'll ever need to keep clean:

There's a modern contemporary suite offering all of the usual suspects that you'd expect to find in here. We have the panelled bath, with a useful shower attachment over, and an accompanying folding glass shower screen to help keep the rest of the room dry. There's a vanity sink unit to store needed toiletry items, and lastly, the stylish toilet. A radiator finishes the room off and helps keep you nice and warm.
