Description

Hound House, a Grade II listed property recognised for its historical and architectural significance, is a notably light home offering well-appointed rooms and flexible accommodation. This versatile space is perfect for a Bed and Breakfast, offers potential for an annex, or could accommodate a dependent relative. It also provides ample room for visiting family and friends. Having been lovingly maintained by the same owners for the last 30 years, Hound House boasts a remarkable blend of period features and craftsmanship. A comprehensive programme of maintenance and updates has preserved its character while enhancing its liveability.

The heart of the house is in the spacious kitchen/breakfast room, featuring bespoke wall and base cabinets designed and made by the local renowned joiner, F Cuff & Sons. This room is well-equipped with an oil-fired Nobel range, Siemens fan oven, induction hob and ample room for a dining table and chairs, making it ideal for family meals or entertaining. A useful utility room adjoins the kitchen, offering additional space and connection for several appliances. A door opens out onto a terrace, creating an ideal spot for outdoor enjoyment. A particular highlight of the property is the fabulous 30ft sitting room, complete with an inglenook fireplace and Jet Master, which creates a warm and inviting atmosphere. Currently home to a grand piano, the room is equally suitable for large gatherings or quiet evenings. For added versatility, there is a separate kitchen/sitting room with its own wood burner and separate access to the outside. This space can either be incorporated into the main house or serve as part of a potential annex.

Upstairs, there are five generously sized bedrooms and three bathrooms. The magnificent principal bedroom benefits from being dual aspect, offering delightful views over the gardens. The vaulted ceiling and exposed beams add to its charm and grandeur and the ensuite bathroom provides excellent storage. On the second floor, a further bedroom includes an adjoining study and ensuite bathroom, perfect for a teenager or additional space for guests.

OUTSIDE AND GARDENS
Timber gates open to a tarmac driveway, leading through a useful open-end carport to plenty of parking. The gardens are a true delight, meticulously cared for with a variety of well-stocked borders, including beech hedges, roses, peonies, hollyhocks, box balls, foxgloves, lily of the valley and geraniums, to name a few. Mature trees, such as black poplar and silver birch, offer shade during those sunny months.

The gardens feature two terraced areas, both suntraps, one featuring an attractive outdoor pizza oven and space for a table and chairs, ideal for outdoor entertaining. Further down the garden, through the small gate, is a stunning rewilded garden designed to attract butterflies, followed by an arch through a beech hedge, where there are several raised beds with rhubarb, raspberries, a cutting garden and compost bins. Various outbuildings are included, such as a shed with electrical power and bike shed, with a small wood store. The current owners, avid gardeners, have cleverly integrated a standpipe watering system throughout the garden.

This welcoming home offers a fantastic opportunity to embrace a peaceful rural lifestyle, surrounded by relaxing, productive gardens and set in a picturesque village location. With its country character and spacious accommodation, Hound House is truly an idyllic family home.

LOCATION
The countryside to the south of Sherborne and Yeovil is some of the most beautiful in the southwest. This western fringe of the Blackmore Vale is characterised by lightly wooded farmland where dairy farming predominates. Yetminster lies in the heart of this idyllic landscape, and the old centre comprises mainly period houses; indeed Pevsner stated that ‘the main street of Yetminster is as good a place as any in Dorset for learning the vernacular range in stone buildings from c.1580 to c.1790’. The village has a shop, doctor’s surgery, hairdresser and popular Old School Gallery and Café as well as a primary school and station on the Bristol to Weymouth line. Sherborne is within five miles and is well known for its Abbey and range of schools. In addition, the main street is lined with traditional shops for most needs and interests. The larger centre of Yeovil has the full range of high street stores and out-of-town trading estates, whilst Dorchester, to the south, is another charming medium sized town.

Communications to the area are excellent, with the A37 easily accessible and linking with the A35 and A303. Mainline railway stations are at Yeovil Junction and Sherborne, both serving London Waterloo and Exeter, whilst the Weymouth to Bristol/Cardiff line is at Yetminster. The high speed cross channel ferry from Poole to Cherbourg takes 2 ½ hours, Sherborne and Yeovil within 5 miles, Dorchester about 16 miles (distances and times approximate)

SPORTING AND RECREATION
Racing is at Wincanton, Taunton, Salisbury, Bath and Exeter. Fishing on the River Frome, fishing and sailing on Sutton Bingham reservoir and the South Coast. Riding and walking on an extensive network of bridleways and footpaths. Theatres at Bath, Taunton, Salisbury and Bournemouth.

EDUCATION
This area is particularly well noted for its schools with Leweston, The Sherborne Schools Group, Bryanston and Milton Abbey all within easy reach. There are also a good number of excellent preparatory schools in the regions. There are highly regarded primary schools in both Yetminster and Thornford and a nursery in Yetminster.
