SITUATION
Sheepham Mill lies in open countryside between Dartmoor and the sea in the beautiful South Hams. It stands beside Sheepham Brook, which is a tributary of the River Erme, which rises on Dartmoor. It joins the sea about 5 miles to the south at Mothecombe, where there are delightful sandy beaches and access to the Southwest Coastal Path. Sheepham Mill is also well placed to take advantage of the wide-open spaces of Dartmoor only 4 miles to the north. The nearby town of Modbury has a well-deserved reputation as being a thriving community with many local amenities based around its picturesque Georgian high street. Although sitting amongst one of the uplifting landscapes in the South of England, Sheepham Mill is very accessible to
the wider world. The A38 dual carriageway is only about 3½ miles away, then it is dual carriageway or motorway the whole way to Exeter (about 35 miles) and M5 motorway (about 3½ hours to London on a normal run). Alternatively, there are intercity trains from Ivybridge and Totnes, with a typical journey time of about 3½ hours to London Paddington.

DESCRIPTION
Sheepham Mill is a former mill and house that has been remodelled and renovated by the owners over nearly 5 decades of ownership. Although now in need of some updating many of the original features of the mill are retained and incorporated into the comfortable family accommodation.

The original house has been extended into the original mill building which itself has been extended. The house now offers extensive accommodation for family use with two staircases, log fires, open ceiling beams and slate flooring.

Outside detailed care has been taken in the creation of wonderful gardens and other spaces that provide amenity and interest for the house. In front of the house a wide gravelled drive and parking area gives way to the lawns bordered by ornamental shrubs and trees that border Sheepham Brook.
