Description

A spacious one-bedroom apartment set within a beautiful converted Georgian townhouse, just a short, level walk from Bath city centre.

Offered part furnished, the property features generous room sizes, decorative fireplaces, and a blend of classic charm and modern comfort — ideal for a professional or couple seeking a characterful home in a prime location.

Please note: There is an ongoing requirement for access to the apartment by the Building Management Company to facilitate essential roof works. While we currently do not have a confirmed schedule for the frequency of this access, tenants will be required to allow entry as and when needed. Unfortunately, access cannot be denied, as these works are necessary for the ongoing maintenance of the building.

Property Description - An impressive and spacious top floor apartment forming part of a handsome Listed Georgian Townhouse in a desirable road just a few minutes level walk from the centre of Bath.

Henrietta Street is a stylish one bedroom apartment set within this fine Listed Georgian Townhouse. Upon entering the apartment, you are welcomed by an entrance hall with a storage cupboard to the left. The spacious reception room has a large window with a pretty outlook of Laura Place and Great Pulteney Street and is complete with a central fireplace. Leading from the reception room is the well equipped, kitchen boasting a range of base, drawer and wall units complemented by a number of fitted appliances and traditional butler sink.

To the rear of the property is a spacious bedroom with two sash windows, and stylish bedroom furniture. Completing the accommodation is a timeless bathroom, with shower over bath and striking modern tiling.

The property has been tastefully refurbished throughout with timeless, period colours, modern fixtures and fittings and stylish furnishings, to create a haven within the city centre, and will create the perfect home for a professional individual or couple.

Henrietta Street occupies a magnificent position within one of the most historic and architecturally important Georgian areas in Bath. The City Centre is within only a few minutes’ level walk past the fountain at Laura Place and across the famous Pulteney Bridge with the Recreation Ground, the home ground of Bath Rugby Club at the end of William Street. Just a minute’s walk away are the attractive gardens of Henrietta Park as are the larger and more formal Sydney Gardens at the end of Great Pulteney Street. From Sydney Gardens attractive walks and cycle rides may be enjoyed along the Kennet and Avon Canal, giving access to beautiful open countryside. The wide range of amenities including extensive shopping, museums theatre and art galleries are available in the City Centre, whilst a more local array of day to day shopping can be found in nearby Bathwick Street.

Applicant Guide - APPLICANT GUIDE

1. View the property or arrange for a representative you trust to view it for you.
2. Make an offer. On acceptance of your offer pay the Holding Fee of 1 weeks rent and complete and return our Tenant Terms of Business. This then secures the property (only once the holding fee has been paid). These funds will be deducted from your move in monies (rent) once your application is approved.
3. You will be passed to our friendly, Zest New Lets team, who will commence your referencing, application and contracts process. Please note, you risk forfeiting your holding deposit if you do not supply the required referencing information within 15 days from the initial request.
4. The Company Agency Fee (if applicable) is £468 and the deposit is usually equal to five week’s rent. Deposits are protected with the Deposit Protection Service (DPS) and must be paid by the applicant and not a third party.
5. Ensure you provide photographic ID such as your passport, ID card or similar. If you are from overseas, we will require evidence of your right to rent in the UK.
6. Have references for employment, previous tenancies and, if self-employed, your latest set of company accounts to hand.
7. Have a guarantor (in the absence of references) who is a UK home owner and able to cover your obligations. Alternatively, you can pay all of the rent in advance.
