Description

Traditional home with ancillary accommodation, set in stunning gardens running down to the River Teith.

Description

Mansefield House, once the local manse, is now an attractive, characterful family home, thought to date back to 1664, but subsequently extended in the late 19th and early 20th centuries. Historic Environment Scotland refers to the C Listed house as 'one of the most prestigious houses in Callander'. The entrance to Mansefield House is rich in period detail, with traditional wooden doors leading into a stunning wood panelled reception hall. This room has an abundance of traditional character with floor to ceiling oak panelling, a wooden staircase, log burner, and south facing windows which look over the garden, towards the River Teith.

Beyond this the drawing room sits to the left, with a fire place in the heart of the room, and bespoke features such as intricate ceiling cornicing, a built-in window seat and two recessed cabinets. To the right of the reception hall is the impressive dining room. With half-wall wood panelling, traditional light features and a connecting door that leads to the kitchen, this is another room that is full of original character.

A central corridor runs from the reception hall and spans the length of the house. To the east sits a bright and spacious kitchen with access to a utility and store room, along with a door to the garden. The kitchen has ample built in storage, a two oven AGA, built in fryer and a serving hatch with access to the dining room. From the kitchen there is access to a large pantry, with lots of cabinet storage and a sink, and to the wine cellar below. At the end of the corridor, there is a generously-sized family room with two windows looking into the back courtyard of the property. To the west of the kitchen, the central hallway leads on to a large refurbished bathroom equipped with a free standing bath, and double headed shower. There is also access to the garden.

Beyond the bathroom, there is a bedroom which has been used as a study in the past. At the end of the hallway, sits a bright sitting room, with windows looking over the walled garden, and towards Ben Ledi. With a built in window seat, and ceiling cornicing, this room displays some charming features. Next to the sitting room is the conservatory, which has uninterrupted views of the beautifully maintained garden.

A splendid low rise wooden staircase with curved timber balustrades leads to the first floor landing. The principal bedroom sits above the sitting room, and has elevated views over the walled garden, and the river to the south. It has a spacious built in wardrobe, en suite bathroom and a main feature window seat set into a bay window with views towards Ben Ledi. The second bedroom sits just off the landing and has ample storage with a double wardrobe, along with an en suite shower room. Connected to bedroom 2 is an open room, which has traditionally been used as a nursery, but has the potential for a dressing room or an extra bedroom. To the east of the landing is a further bedroom along with two bathrooms and a separate WC. On the top floor of the property, there are two bedrooms, with south facing bay windows and views in the direction of the river. There is also access to plenty of under eaves storage.

ANCILLARY ACCOMMODATION
Separate to the main house are three guest apartments which may offer the potential to be run as short term rental businesses (subject to obtaining the necessary licencing). The first is attached to the north of the house, but can only accessed externally. The accommodation for this apartment comprises a bedroom, bathroom and kitchen area with floor and wall storage plus a hob.

The Laundry flat is attached to a range of stores to the north of the property. The living space includes a modernised kitchen with a sitting room, bathroom, and bedroom. On either side of the flat is garden storage and log sheds.

The Garden Cottage, is located to the front of the house, and includes a sitting room/kitchen along with bedroom above.

GARDENS
Extending to about 1.48 acres, the mature riverfront gardens of Mansefield House are spectacular. Despite being in the heart of Callander, the property is entirely enclosed by stone walls and trees allowing for a high level of privacy and seclusion from neighbouring properties. To the front of the house lies a large south facing lawn which leads down to the River Teith where there are lovely waterfront views. To the west of Mansefield House there is a well maintained walled garden with two lawns and a patio.

Location

Mansefield House has an incredibly peaceful and private riverfront setting, despite being located right in the heart of Callander. The house sits up a private lane off Ancaster Square, which is home to Callander’s war memorial. The main street of Callander offers an excellent selection of independent shops, cafés and restaurants. Callander has a primary school and secondary education at McLaren High School. There is also a selection of reputable private schools in Perthshire such as, Glenalmond College and Strathallan, as well as the Fairview International School in Bridge of Allan. There is also a leisure centre with a swimming pool in the town and an 18 hole golf course.

Situated on the banks of the River Teith and with Ben Ledi as its backdrop, Callander is known as one of Scotland’s best loved gateways to the highlands. The A84 which runs through its centre is a main route into the Loch Lomond and The Trossachs National Park where there is scope for every sort of outdoor activity from cycling in the Queen Elizabeth Forest, to fishing or boating on lochs Katrine and Venacher to name a few, to climbing local hills such as Ben Ledi, Ben Venue and Ben A’an, or renting shooting or stalking on nearby estates.

Stirling is only about 16 miles away and is the historic heart of Scotland, with Stirling Castle, Bannockburn and the Wallace Monument just a few of the many sights to visit in the local area. Stirling is well placed for road, rail and bus connections to all the major towns in Scotland. Both Edinburgh and Glasgow airports are within easy reach and there are train stations at Stirling, Bridge of Allan and Dunblane, with regular services to both cities. Stirling has a good selection of shops including Waitrose.
