It is not often that individual new builds pop up in North Norfolk villages such as Burnham Thorpe. On land formerly part of the Holkham Estate, and designed and built by the estate, Hamilton House is an excellent example of how new houses of scale can fit in seamlessly with the local surroundings.

Gardens
The wonderful south facing gardens enjoy a uniquely large plot for a new build home, and the central village position. Landscape designed by RHS Chelsea Gold medal winner Stephen Welch, the garden features extensive pleached Hornbeam fencing providing privacy to the attractive Yorkstone flagged patio. Planning permission exists to enclose this patio area to provide a covered entertainment space. A further feature is a beautiful pergola made of 18th century oak which leads down to a reclaimed brick pathway to the house, with well stocked beds suited to the environment including ornamental grasses, olives and lavender. Adjoining the house is a paved terrace ideal for outside dining, entertaining and relaxing. The entire garden is enclosed, ideal for containing children and dogs.
On arrival, there is a gravelled parking area, together with two bay cart shed providing further parking. The building has loft storage access by electrically operated steps. Planning consent is in place for a boat shed/storage adjacent to this building garden side.
Location
Burnham Thorpe is the most subtle of the Burnhams, tucked away off the main coastal roads, yet the hustle and bustle of Burnham Market and the coastal lifestyle at Burnham Overy Staithe are on your doorstep. The village is most famous as being the birthplace of Horatio Nelson, who was born in the neighbouring house to Glebe Cottage (albeit the original house was replaced). Within the village is an excellent pub, The Lord Nelson, owned by the Holkham estate but run by the Norfolk brewery, Woodfordes.
Burnham Market, which is two miles away, is regarded as the central location along the North Norfolk coast and has a village green surrounded by 18th century houses, boutique shops, pubs, restaurants and galleries. The renowned Hoste Arms helped to put the village on the map, whilst the excellent Socius and bustling Number 29 continue to evolve the culinary options. The market village includes a wine merchants, Gurneys fish shop with delicatessen above, two book shops, the Tuscan farm shop, doctors’ surgery, dental surgery, pharmacy, primary school and post office as well as a butchers.
Burnham Overy Staithe is to the north, and is the gateway to the coast, with brilliant sailing from the harbour, and coastal walks out to sandy beaches and along to Holkham. The bird watching is world renowned with reserves along the coastline.
