Description
The house is close to the village center, with all amenities within walking distance. The house is ideal both for a retired couple, thanks to its proximity to the shops and its 2 ground-floor bedrooms, and for a family with young children, thanks to the 2 additional large bedrooms in the attic with a small bathroom/WC. Your children or guests can have their own space. Please note that the ceilings in these converted attics are low, making them unsuitable for adults or large teenagers for normal use.
There is a slight overhang from the neighboring house, which can be largely eliminated by installing privacy panels, as the plot is already fully fenced. The view, thanks to the house's dominant position, is very attractive, even if it is slightly hidden by the vegetation and trees at the back of the plot. The automated gate leads to a first parking area, where you'll find a carport, an outbuilding with a garage and a workshop with terrace and pergola. A second parking area is located next to the main house. The 1655 m² grounds include a natural wooded area, where a 3.5 m x 4.2 m semi-underground wooden swimming pool has been installed. Around the house, in addition to a very large, bright veranda (with air-conditioning), you have two terraces: one to the east, very large and accessible from the kitchen with an electric bioclimatic pergola, and one to the south where there's a jacuzzi with a beautiful view of the pool and trees.
Some work to be carried out: finish plastering the low wall of the south-facing terrace and treat the wood of the terrace for greater comfort. You have the possibility of additional construction on the plot, as you have a floor area coefficient of 0.3 on R+1, bearing in mind that you must leave 15% of green space and planting. The fitted kitchen is semi-equipped with a hood, induction hob and dishwasher. The house's DPE is B. The house is heated by a pellet stove, supplemented by air-conditioning and a puits canadien that heats or cools the interior without impacting the environment, simply by using outside air. This is clean, inexhaustible and free energy. The house and veranda are always temperate, which is very pleasant during extreme cold or heatwaves. Solar and photovoltaic panels are also used to produce hot water and electricity. Thanks to all these energy solutions, this house is very economical. There's a 15 m³ water supply with a booster pump for watering the grounds (no automatic sprinklers, but a network of sprinklers throughout the grounds). The property tax is €1,103. You have an exterior camera and an alarm. A videophone allows you to see your guests at the entrance to the gate and trigger its opening or closing.
The house is built on a reinforced concrete crawl space. The attic is insulated with 30 cm of cellulose wadding. Windows and bay windows are double-glazed, and shutters are mainly SOMFY electric roller shutters. Electricity is new and has been completely redone. There's a nursery school, an elementary school, a private elementary school, a crèche and a leisure center. For the collège, you'll need to go to Le Thor (access by school bus is possible) and for the lycée, to L'Isle-sur-la-Sorgue (idem).
