Fredley Manor is a sensational Grade II listed house. The property sits in a wonderful position adjacent to Boxhill within the Surrey Hills Area of Outstanding Natural Beauty, giving a rural feel, whilst being highly accessible.

There is significant accommodation within the main house, with some excellent living spaces, including a dual aspect panelled sitting room with inglenook fireplace and a lovely drawing room which opens to a triple aspect library. There are views over the property’s beautiful grounds and beyond from all rooms.

There are five bedrooms on the first floor (four with en suites) and a further bedroom and bathroom on the second floor.

Michaelas Cottage has been recently refurbished and is a very useful and adaptable secondary house. The property has extant planning for a partial new first floor if needed. It offers a number of potential uses for the owner of Fredley Manor and provides its own front and rear gardens and parking - accessed separately via Fredley Park.

The Manor is accessed via iron gates over a long and impressive tree lined driveway. The total plot extends to about twenty-one acres and includes beautifully stocked gardens, which surround the house. The gardens include a tennis court, pool area with pavilion (in need of refurbishment), ponds, together with level and gently sloping lawns.

There is a significant area of mature woodland and a field (with helicopter access). Adjacent to Michealas Cottage is a two-car garage with storage room above (with a kitchenette and wc in need of some renovation).

Location

Fredley Manor lies in unspoilt rural surroundings on the chalk hills of the north Surrey Downs. The National Trust owns the adjoining land, which provides a wonderful expanse for walking and horse riding.
