The History
The current house was built in 1857 in an Elizabethan style by John Paulet, 14th Marquess of Winchester, replacing two earlier houses which had stood on the site. The last of the family to reside at Amport was Henry Paulet, 16th Marquess of Winchester, marquess from 1899 to 1962.
The property has a gatehouse and a pleached avenue of lime trees, now believed to be the longest such avenue in the United Kingdom. The house is built in an Elizabethan style and is now a Grade II listed building, with the interior containing several Elizabethan features including intricate plasterwork to the landing ceilings and formal rooms. The gardens were designed by Edwin Lutyens and contain ornate water features, yew hedging, topiary and a knot garden incorporating the coat of arms of the Marquis of Winchester.
Located in a prime position between London and the South West with the regional city’s including Bristol, Bath, Winchester and Salisbury all well served by rail and road via the M4 corridor and the M3/A34 to the South.
Good access to the A303 (1.5 miles) M4 motorway (Junction 15) 31 miles to the north which provides access to Bristol, Swindon and Heathrow. Andover railway station provides a regular main line service to London Waterloo with a journey time of one hour. Heathrow Airport is 57 miles distant.

CLAWBACK PROVISION:
A clawback payment of 50% of the increase in value of the property resulting from a Trigger Event defined as:
• Grant of planning permission.
• Issue of a CLEUD.
• Issue of a CLPUD.
• Implementation of a deemed planning permission for C3 (dwelling house) use under permitted development rights
The clawback payment is assessed with reference to any change to the Base Value of the property (which initially is the purchase from March 2020 indexed linked) versus the Market Value of the property resulting from a Trigger Event.
Once the clawback has triggered, and paid, the enhanced Market Value on which the clawback payment was based becomes the new Base Value and is also index linked. Any future clawback Trigger Event would only look at the increase in value since the last clawback Trigger Event. The arrangement is secured by way of a legal charge dated 3 March 2020 in favour of The Secretary of State for Defence.
The clawback provisions remain in force until 3 March 2045 and the clawback continues irrespective of the occurrence of a Trigger Event and payment of any related clawback payment.
The vendor maintains a good dialogue with the MoD and recent discussions have provided further clarity on certain definitions in the context of the Claw Back provision, additional information will be provided to interested parties.
