Description

Description

Beechwood Hotel comprises a two-storey building principally of brick construction beneath numerous pitched roofs. The property has an attractive Georgian façade being formerly a private residence. The property was built in the late 19c before converting to a hotel around the mid 20c. In 2019, the current owners added two luxury garden spa rooms to create a further income stream and attract new customers.

The hotel has been owned and operated by the current owners since 2015, and during this time they have established an outstanding reputation for excellence in hospitality, service and cleanliness creating a strong and profitable business with a loyal returning customer base.

Over the last 10 years their achievements have been recognised by numerous accolades, including 2 AA Rosettes, a 4 Star AA rating, and the Traveller’s consistently excellent reviews on TripAdvisor. The property offers a blend of character and amenities with modern comforts, making it a popular choice for both corporate and leisure guests.

The hotel has an established link to the author Agatha Christie who often visited and stayed here when the property was a private house. There are numerous references around the hotel to her links with the property including a full set of her novels, numerous pictures of her staying at the property, along with some personal letters. The connection attracts guests from across the world who share an interest in her works.

The Opportunity

This well-established business is run by a husband and wife team, who involve themselves on a daily basis in providing outstanding service along with a culinary experience. The business draws corporate and leisure guests and has seen continued growth, with rising annual sales.

The owner informs us that the hotel boasts a mailing list of around 8,000 recipients, resulting in a significant number of direct bookings thus reducing commissions paid to OTAs. There are a number of notable corporate clients in the region including Bacton Gas Terminal and North Norfolk Plastics from whom trade is drawn.

Recent trade reflected an average room rate (DBB) of £250 (gross) with an average occupancy of 80%. For the financial period ended 31 March 2024, the business demonstrated a net turnover of £1,272,369, which was slightly ahead of the previous year, with an EBITDA of £189,713.

Food and beverage sales accounted for approximately 66% of the total income. Profitability was slightly lower compared with the previous year due to a high rise in utility costs. However, we understand that the owner has renegotiated their energy contracts which will result in a more stable profit to the bottom line. Further trading information will be made available to seriously interested parties following signing of an NDA.

Staff

The hotel and business is operated hands-on by the owner along with a full complement of staff including a head chef.

Any purchaser will be required to comply with the relevant TUPE legislation in respect of present employees.

Tenure

The property is being sold Freehold.
