Description

Set in an enviable rural position with far reaching countryside views is this extended period cottage that is offered with no onward chain

Set in an exceptional rural position with far reaching countryside views is this extended four bedroom period property with parking.

Along with 125ft front garden and 75ft rear garden the property has an open-plan kitchen/dining room, en-suite to the main bedroom, double glazed windows and central heating.

Set in a seldom available location on the fringes of the popular village of Erwarton, which lies on the Shotley Peninsula on the banks of the River Stour, is this vastly extended four bedroom semi-detached period cottage which is offered with no onward chain.

The reception hall has a wood-effect floor and stairs to the first floor. To the front, spanning the width of the property, is the spacious sitting room which has two windows, a wooden floor and inset wood burner with brick surrounds.

To the rear of the sitting room is the impressive open-plan kitchen/dining room. Enjoying a dual aspect outlook there are French doors onto the rear garden and a wood-effect floor. The kitchen is equipped with a range of fitted base units, wall cupboards, work tops and drawers. There is an integrated four-ring hob, electric oven and extractor hood.

Accessed from the hall there is also a cloakroom comprising a WC and basin.

The landing is divided into two parts. To the front is the main bedroom which has incredible countryside views. The views from bedroom four, which has a window to the side, are just as enviable.

From a second landing area there are two further double bedrooms. Bedroom two has a stripped wooden floor, built-in cupboard and window to the rear and bedroom three has a window to the side, also with far-reaching countryside views, and an en-suite shower room comprising a shower, basin and WC along with stripped wooden floor.

The family bathroom has a wooden floor, bath with shower over, basin and WC.

Outside
To the front of the property there is a garden which is predominantly laid to lawn and measures approximately 125ft in length.

To the rear there is a further garden, which is again predominantly laid to lawn and approximately 75ft. There is also a parking area to the rear.

Location

The property is situated on the fringes of the popular village of Erwarton, which is a small village on the Shotley Peninsula, on the banks of the River Stour, which provides easy access back to Ipswich, with the mainline station offering a frequent service to London Liverpool Street, and the A12/A14.

Directions

While some Sat Nav's may well wish to take you left from Lings Lane onto Grove Lane you are best to follow Lings Lane through towards the village of Erwarton. At St. Mary's Church turn left onto Rectory Road and follow this down the hill onto The Street which will then become Rat Hill. Follow this down and around to the left before taking the left hand exit where you will then follow the track to Warren Bottom.
