1Please tell us about the good and bad aspects of living in your local area:
The local area has a decent range of shops, restaurants, and bars, with good transport links. However, being on a main road means traffic noise is loud. There is no parking availability, and while bin collections are standard, the area outside the building looks unkempt.
How has the building management responded to any problems or issues you have raised:
The building management has been extremely slow and unresponsive, often taking over a month to reply to emails. Urgent issues like security and maintenance were ignored or delayed, and they only acted when repeatedly pressured. Maintenance failed to provide estimated arrival times, did not notify tenants before visits, and even entered my flat without consent despite being explicitly told not to.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known how poorly the building is managed. The front doors frequently break, leaving the building unsecured, and maintenance is slow, often entering flats without consent. The hot water regularly cuts out, and tenants are charged a high standing fee for heating. The parcel room is chaotic, with missing deliveries, and one of the lifts was broken for over a month. Despite being marketed as pet-friendly, there are no designated pet areas. Management is unresponsive and dismissive, making everyday living frustrating. I would not recommend moving in.

There is so much on offer in Wandsworth from pubs oto parks and shops. It has a real community feel.
How has the building management responded to any problems or issues you have raised:
They have responded a couple of times to several emails about the same issues which are impacting our living situation and security.
Please share one thing (or more) which you wish you had known before you moved in:
Maintenance will be a big issue, the wait times for things to get fixed is ridiculous

Love the area around our building - close to Wandsworth town station and bus stops. Easy access to shops and parks.
How has the building management responded to any problems or issues you have raised:
Yes they have addressed it. We had a leak in our washing machine and toilet bowl the week we moved in and both fixes have been addressed the same day it was reported.
Please share one thing (or more) which you wish you had known before you moved in:
Odd feedback but the hot water seems to take awhile to arrive when you first run the water. Or if you change temperature and the time it takes for the water to readjusts to the right temperature.

Please tell us about the good and bad aspects of living in your local area:
We can't fault the area; it couldn't be better! However, THERE ARE NO PLACES FOR PARKING that are not extortion. They do not offer on-site parking, and if you need parking, prepare to pay at least £300 per month in the nearest private parking.
How has the building management responded to any problems or issues you have raised:
The maintenance requests are never replied to, so we have been living there for 4 months, and our main window is still locked, and they did not give us a key. I assume they are overwhelmed by the number of new people moving in, and their maintenance and admin team seems small. So do not expect a quick reply. Also, their admin team messed up terribly with the rent and the direct debit set-up. The whole team seems to be relatively young and inexperient.
Please share one thing (or more) which you wish you had known before you moved in:
I WISH THEY HAD EXPLICITLY TOLD US THE GYM WOULD BE SHARED WITH 18 APARTMENT TOWERS. SO THE GLAMOROUS POOL AND GYM YOU SEE IN THE VIEWING AS A SELLING POINT IS STUPIDLY BUSY WITH LOADS OF PEOPLE THAT APPARENTLY NEVER LEARNED ABOUT GYM ETIQUETTE. THE CONCERNING BIT IS THAT THE DEVELOPMENT IS NOT YET FULLY OCCUPIED. ALSO, IN SUMMERTIME, THE POOL LOOKS LIKE A POOL FROM A 3-STAR HOTEL IN IBIZA, ABSOLUTELY PACKED WITH NO SPACE FOR NOTHING.
