Description

Location

The Resolution Hotel is located in the centre of Whitby, amongst a variety of shops, cafes, bars and restaurants and within 200m walk of the harbour, which is a focal point of the town. With its stunning Abbey, famous for being the inspiration behind Bram Stoker’s Dracula and also for its connections to Captain James Cook who once lived in the town and who’s ship, the hotel is named after, Whitby is a historic and quaint and yet hugely vibrant seaside town, much frequented by tourist and leisure visitors and one of the hot spots of the magnificent North Yorkshire Coast.

The hotel makes a superb base from which to explore, not only the array of coastal towns and harbour villages such as Scarborough, Robin Hoods Bay, Sandsend, Runswick Bay, Staithes, Saltburn and a host of other tourist destinations, but also the North York Moors National Park with its wonderful and dramatic landscapes.

The historic and world famous city of York, which is also the county capital, lies around 45 miles away and its mainline railway station and excellent road links help to swell visitor numbers into the region.

Internal Details

This handsome and imposing Grade II listed building has accommodation across five floors accessed by a themed passenger lift. The Resolution has an on-site restaurant "The Vault" which seats up to 50 customers and is very well presented in a smart and contemporary style. The Vault is regularly fully booked and has exceptional reviews that can be seen online. Also on the ground floor are cellar rooms and trade kitchen which are of excellent size and well stocked with a good range of appliances as well as ample storage rooms and preparation areas.

Letting Accommodation

The majority of the bedrooms have been built or refurbished in the last three years creating unique and desirable suites, including one with a tropical fish tank. Many bathrooms include whirlpool baths and bath TV's for added appeal.

Our seller client has invested heavily in recent years, with the development of a range of stunning hotel suites including The James Cook Suite which has two bedrooms, The Joseph Banks Suite, The Endeavour, The Discovery, The Admirals, The Captain’s and The Officer’s Suite. Each are very well proportioned and spacious with either king, four poster or super-king beds, and superb marble tiled en-suites with either Whirlpool baths and/or walk in shower cubicles.

The remaining rooms are also of a good size and are either small doubles or twins, standard doubles or executive doubles with one single room. Due to its elevated locations, many of the rooms boast views of the town, the Abbey or the harbour and countryside beyond.

The configuration of rooms is as follows:
10 suites including 3 King suites
9 standard doubles
5 small doubles
3 executive doubles
8 doubles with views
2 twin rooms
1 single room

The Opportunity

It is quite rare for a hotel in Whitby town centre to come to the market, especially one of the size and quality of The Resolution. The substantial investment which has been carried out by our seller client in the development of the suites and The Vault restaurant and bar have been rewarded with an excellent reviews and ratings leading to increased turnover and profits, which a new owner would take full advantage of moving forward. The owner is reluctantly selling due to a change of personal circumstances but the location, the size and the standards of presentation, plus the excellent trading performance, make this hotel a great purchase for an experienced hospitality operator.

Trading Information

Accounts are available on request however the turnover for the 12 months to the end of March 2025 is circa £1.88m generating significant net profits. it should be noted however, that this level of income was achieved despite a period of upheaval and partial closure due to the development of the suites and the building work involved.

The income split is circa 70% accommodation including breakfast and 30% food and drink. Annual occupancy is circa 80% and a monthly breakdown for the year ending March 2025 is available on request.
