OUTSIDE
High Bullen Farm is accessed via a private entrance, which goes past a large lorry parking area and then leads to a gravel parking and turning area adjacent to the house.
There are steps leading down to the front door and a patio area with Japanese plants bordering. This path leads around giving access to the front of the house. To the rear of the house is a large, raised patio, paved with Italian Limestone, where there are spectacular, village, countryside far-reaching views. The stable block
The American barn is enclosed within a secure yard area and has direct access to the grazing. The front of the barn has triple barn doors opening up for convenience of deliveries. The Monarch style stables comprise of 4 main boxes which can be opened up to use as double or single boxes, all with their own automatic drop down hay feeders and swing round feed troughs. A 5th box has swing round feed troughs and is also a wash box with mains water. There are two further boxes, one of which is a feed and hay store.

The arena
The superb arena is enclosed with post and rail fencing, measuring approx. 20 x 58m with a rubber and Basalt sand surface. There is a judges box and seating area. There are also two gated entrances, one being off of the entrance drive so suited for maintenance vehicles access.

The outbuildings
There are a range of traditional outbuildings. A block and stone built former stable block with mezzanine level and what are believed to be the original hayracks. There is a Hay loft opening and separate mains power supply. The second outbuilding comprises of a potting shed, open fronted car port and a former staff room with kitchenette and woodburner. At the end of the building is a feed room.

The land
The land is well situated lying to the North and East of the buildings. The grazing is enclosed with a horse safe mesh fencing and comprises of a track system and four individual paddocks, each field having its own water trough system and insulated electric fence system that runs under the gateways. The land is accessed from the stable yard and also has direct road access. Further land is available by separate negotiation.
