The Property

Knot Cottage is a beautifully presented modern brick and flint cottage, showcasing contemporary design whilst using traditional materials.  It is detached, tucked away in a quiet location, in the centre of Brancaster Staithe with allocated parking, an enclosed garden, funky open plan interior and mezzanine room.  Situated within walking distance of the coastal path, two super pubs and the sailing club in arguably one of the most popular villages on the North Norfolk coast.

Dating back to 2011 Knot Cottage is the perfect bolt hole for escaping to the beautiful Norfolk coastline. The main living space is open plan, with the full height ceiling giving a lovely sense of space and light. There are bi-fold doors out to the garden and a wood burning stove to cosy up around in the winter months. The kitchen is off the main sitting / dining room with a modern fitted kitchen, solid oak worktops and a large window looking out to the garden.

The principal bedroom is on the ground floor and is a good sized room with fitted wardrobes and a full height ceiling. It also benefits from lots of natural light from a rear window and two overhead Velux windows.  The generous bathroom is immediately opposite and boasts a bath with separate walk-in shower, wash hand basin, heated towel rail and WC.

Up the bespoke oak and glass staircase in the living area is the mezzanine floor, this versatile room can be a second bedroom or living space or both. It benefits from natural light through the Velux windows and offers a dramatic view from the glazed balcony down into the main living space below.

Outside

There is a shared driveway and parking area with a parking space allocated to Knot Cottage directly outside the garden gate.

The pretty enclosed garden is surrounded by a mature hedge and accessed via a pedestrian gate. The garden offers both a lawn and patio allowing outside space to relax in the sunshine and enjoy al fresco dining and the cottage itself is accessed through the bi-fold doors to the front of the living space

The Location

Knot Cottage is located right in the heart of arguably one of the most sought after villages in North Norfolk. Brancaster Staithe is neatly situated on the coast between Burnham Deepdale and Brancaster and boasts two of the most popular pubs on the coast road; The Jolly Sailors, renowned family pub with large beer garden and great pizza menu and The White Horse, stylish hotel and restaurant with lovely menu and beautiful dining room looking out over the salt marsh beyond.

You can pick up a bag of famous Brancaster mussels direct from the fishermen on the roadside opposite the Jolly Sailors to enjoy at home.

Brancaster sailing club is found at the harbour along where you can join the coastal path and walk in either direction towards Brancaster or Burnham Deepdale, taking in the breath taking views of the saltmarsh and it's birdlife.

Just a few minutes along the coast road to the West is Brancaster with it's beautiful sandy beach and exclusive golf club and to East along the coast road is Burnham Deepdale with a lovely array of facilities, including a brilliant local store, shops, cafe and petrol station at Deepdale Market. About Big Skies Estates Limited, Holt

3 Church Street, Holt, NR25 6BB
Industry affiliations:Industry affiliation logo 0

Big Skies Estates is a different type of estate agency.

The big idea behind Big Skies Estates was to recognise that many of the properties along the North Norfolk coast have the potential to be both wonderful residential dwellings, either full time or as second homes and also that they could have the potential to generate a second income for their owners as holiday cottages. So, in order to ensure that all the properties we market reach the widest audience, we will give an indication of the potential (or current) income generating potential of the house.

Even if new purchasers do not wish to holiday let (and many don't), it can do no harm to know the potential of your new Norfolk purchase; and for some buyers, who would like to see more of a return on the their second home investment, an understanding of second income potential is an essential part of the buying process.

We recognise that selling your main residence and your second home are two quite different processes, so we work differently with different types of owners. We are able to help with a strategy specific to you to ensure that your Norfolk home looks its very best for every viewing.

It's the small things that make the difference!
