Description
Description
Dun Ban is a stunning four bedroom home situated in an elevated position on the western shore of the breathtaking Knoydart Peninsula, with far reaching aspects over the Sound of Sleat.
The property is completely off-grid, with power supplied from a solar PV and micro hydro system. The location is wonderfully remote - getting to Doune involves catching the frequent passenger ferry from Mallaig to Inverie, followed by a 5.5 mile drive on the only road on Knoydart and then a short 1km walk on a track. The current owners also have their own boat for direct access (available by further negotiation) with moorings and access to a pier, slipway and commercial sized boat shed.
Dun Ban is designed to take full advantage of the incredible views. The outlook from the open plan sunroom is spectacular, with panoramic views over the bay to the Isle of Skye beyond. A cosy sitting room with woodburning stove is positioned off, and leads to a split level dining area. This overlooks the kitchen with an elevated breakfast bar separating the two spaces and allowing a flow of natural light to continue throughout the property. The kitchen is exceptionally well equipped with a range of contemporary appliances, worktop space and lovely dual aspects. A handy utility room with WC sits off the kitchen.
The ground floor has three double bedrooms and a main shower room, while the principal bedroom is positioned upstairs with its own en suite. The loft store is extensive and offers versatile additional space.
The property sits in around 1.7 acres of its own land, with polytunnels, external stores and a plant room. A detached summer house with elevated deck provides the perfect additional space for flexible use. A 10m coded faster charter boat; dingy and 8-seater car and quad are all available by further negotiation.
Also being offered for sale is neighbouring property Doune Bay Lodge, currently a successful holiday let in an equally spectacular setting. Both properties are powered from the same system in place at Dun Ban which incorporates 28 solar panels, a 1 kw micro hydro system, an 8 kw inverter, approximately 75kwh 48v battery system and a back-up diesel generator. All of these systems are fully automated.
Location
Dun Ban is located on the Knoydart Peninsula in the Scottish Highlands, accessible by boat from Mallaig or on foot from Kinlochhourn, Glenfinnan or Glen Dessary. Frequent ferries operate from Mallaig seven days a week.
Mallaig is situated on the northwest coast of the Scottish Highlands, facing the Inner Hebrides. It lies approximately 140 miles from Glasgow and is known as the gateway to the Knoydart Peninsula and the isles of Skye, Eigg, Rum, and Muck. Mallaig is also accessible via train, with the famous West Highland Line linking Mallaig to Fort William (44 miles) and Glasgow.
Well known for being home to the remotest pub in mainland Britain, life on Knoydart centres around the community in Inverie which has a lively pub, restaurants, post office and a primary school. The community hall offers frequent live bands and events, with further amenities including community shop, pottery and tea room, local brewery and community library.
The fishing town of Mallaig, home to the mainland port, provides a range of shops, a hotel, banks, schools, convenience stores and access to the national rail network.
